Purpose/Objective To lead and manage the techno-commercial functions for large-scale infrastructure, commercial, hospitality, residential, township, and institutional projects.

The role shall be responsible for cost optimization, contract management, procurement support, value engineering, budget control, technical evaluation, and commercial management across Civil, Interior, Finishes, Facade, Landscape, MEPF, Lifts, BMU, DG Systems, Lighting, HVAC, Kitchen Equipment, ELV, Security Systems, and specialized building services

Key Responsibilities of Role

.

Techno-Commercial Management - Lead techno-commercial evaluation of bids, tenders, quotations, and proposals.

- Review and validate BOQs, technical specifications, scope documents, and contract conditions.
- Prepare comparative statements (TBE/CBE) and recommendation reports.
- Conduct rate analysis and benchmark studies for various project components.
- Ensure optimum procurement strategy through value engineering and cost optimization initiatives.
- Develop procurement packages and contracting strategies.

1. Cost Estimation & Budget Control - Identify cost-saving opportunities without compromising quality and functionality.
- Review change orders, variations, claims, and additional scope proposals.
- Support Capex/Opex budget preparation and approvals.

1. Contract & Commercial Management - Draft and review contracts, work orders, and service agreements.
- Manage pre-contract and post-contract activities.
- Evaluate contractor claims, EOT submissions, and variation orders.
- Ensure compliance with contractual obligations and commercial terms.
- Resolve commercial disputes and support management in decision-making.

1. Procurement & Vendor Management - Lead end-to-end procurement process from PR to SO/PO issuance.
- Participate in vendor identification, prequalification, and onboarding.
- Conduct techno-commercial negotiations with contractors, OEMs, consultants, and suppliers.




- Develop strategic vendor partnerships for critical project packages.
- Monitor vendor performance and commercial compliance.

1. Technical Evaluation - Review technical submissions related to: - Civil & Structural Works - Interior Fit-Out Works - Architectural Finishes - Faade Systems - Landscape Works - HVAC Systems - Electrical Systems - ELV & ICT Systems - Fire Fighting & Fire Alarm Systems - Lifts & Escalators - BMU Systems - DG Sets & Utility Systems - Lighting Systems - Security & Surveillance Systems - Commercial Kitchen Equipment - Water & Wastewater Systems 6. Value Engineering - Drive value engineering initiatives across projects.
- Evaluate alternative materials, technologies, construction methodologies, and equipment.
- Recommend standardization strategies to reduce lifecycle costs.
- Support sustainable and energy-productive solutions.

1. Project Coordination - Coordinate with Design, Engineering, Planning, Procurement, Finance, Legal, and Project Execution teams.
- Participate in design reviews and project progress meetings.
- Support technical and commercial approvals from management.
- Ensure alignment between design intent, budget, and project objectives.

1. Risk Management & Compliance - Identify project commercial risks and mitigation measures.
- Ensure compliance with company policies and procurement procedures.
- Monitor statutory, contractual, and regulatory requirements.
- Support internal and external audits.

Technical Competencies

Qualifications and Experience

Educational Qualification Essential - B.

E.

/B.

Tech in Civil / Mechanical / Electrical Preferred - Additional certifications in Contracts, Procurement, Project Management, FIDIC, PMP, MRICS, or Cost Management will be preferred.

Experience - 20+ years of relevant experience.

- Minimum 10 years in techno-commercial management of large-scale projects.
- Experience in commercial buildings, townships, hotels, hospitals, industrial, mixed-use, and infrastructure projects.
- Proven experience handling contracts valued above 500 Crores.
