LAND SUPERVISOR
Location: Thane, Maharashtra
Job Summary The Land Supervisor will be responsible for day-to-day supervision and coordination of land-related matters, including site visits, land records, measurements, documentation, government office follow-ups, and coordination with landowners, surveyors, advocates, architects and government authorities.
Key Responsibilities
1. Land Records & Documentation
- Collect, verify and maintain land-related documents.
- Check 7/12 Extracts, Property Cards, 8A Extracts, mutation entries, village forms, maps, measurement records and other revenue records.
- Maintain updated records of land parcels, survey numbers, CTS numbers and property details.
- Coordinate for obtaining certified copies of land and revenue records.
- Identify discrepancies in land records and report them to senior management.
2. Site Visits & Land Inspection
- Regularly visit land sites in Thane and surrounding areas.
- Inspect boundaries, access roads, encroachments and physical possession.
- Coordinate with surveyors for land measurements and demarcation.
- Prepare basic site reports with photographs and observations.
- Verify whether the physical position of land corresponds with available records.
3. Government Office Follow-up
- Visit and follow up with relevant government authorities, including:
- Thane Municipal Corporation (TMC)
- Collector's Office
- Tahsildar Office
- City Survey Office
- Taluka/District Revenue Offices
- Sub-Registrar Office
- Town Planning authorities
- Other concerned government departments.
- Submit and follow up on applications, letters, representations and other documents as instructed.
4. Land Acquisition & Compensation Matters
- Assist senior staff in matters relating to acquisition of land by government/local authorities.
- Collect acquisition notifications, awards, valuation documents and correspondence.
- Track compensation, TDR, FSI, rehabilitation or other claims where applicable.
- Maintain a record of pending acquisition and compensation matters.
5. Coordination
- Coordinate with landowners, tenants, occupants, surveyors, advocates, architects, consultants and government officials.
- Arrange meetings and site inspections.
- Provide documents and information to advocates for legal proceedings.
6. Encroachment & Possession
- Monitor land for unauthorized occupation or encroachment.
- Record details of encroachments and changes at the site.
- Immediately report any unauthorized construction, occupation or alteration.
- Coordinate with legal and management teams regarding appropriate action.
7. Reporting
- Maintain daily/weekly follow-up reports.
- Prepare status reports for each land/property matter.
- Maintain a complete file of correspondence, applications, receipts and government documents.
- Keep management informed about significant developments and pending actions.
Required Qualifications
- Graduate preferred.
- Diploma/degree in Civil Engineering, Land Management, Real Estate, Law, Surveying or a related field will be an advantage.
- Knowledge of Maharashtra land and revenue records preferred.
Experience
- 25 years of experience in land-related work, real estate, property documentation, government liaison, revenue matters or site supervision.
- Experience dealing with government offices in Thane/Mumbai/Maharashtra will be preferred.
Skills Required
- Good knowledge of Maharashtra land records.
- Good follow-up skills.
- Ability to read basic land/property documents and maps.
- Good communication and coordination skills.
- Ability to travel to different sites and government offices.
- Basic computer knowledge, including MS Word and Excel.
- Good documentation and record-keeping skills.

LAND MANAGER Location: Thane, Maharashtra
Job Summary The Land Manager will be responsible for overall management, verification, documentation, development, acquisition, legal coordination and government liaison relating to the organization's land and property portfolio.
The position requires strong knowledge of Maharashtra land records and practical experience dealing with revenue, municipal, planning and other government authorities.
Key Responsibilities
1. Overall Land & Property Management
- Manage the organization's land/property portfolio.
- Maintain a complete database of all properties and land parcels.
- Monitor ownership, possession, title, development status, encumbrances and disputes.
- Maintain records of survey numbers, CTS numbers, plot areas, boundaries and location details.
- Ensure that all important property documents are properly maintained and updated.
1. Title & Land Record Verification
- Review and coordinate verification of:
- 7/12 Extracts
- Property Cards
- 8A Extracts
- Mutation Entries
- Village Forms
- City Survey records
- Measurement plans
- Development plans
- Conveyances
- Sale deeds
- Lease deeds
- Government grants
- Sanads
- Agreements and other title documents.
- Identify gaps, inconsistencies, encumbrances and potential issues.
- Coordinate with property lawyers for detailed title searches and title reports.
1. Government Authorities & Liaison
Manage and supervise follow-up with relevant authorities, including:
- Thane Municipal Corporation
- District Collector, Thane
- Tahsildar
- Sub-Divisional Officer
- City Survey Department
- Land Records Department
- Sub-Registrar
- Town Planning Department
- Maharashtra Government departments
- Other local authorities.
The Land Manager should be capable of personally attending important meetings and following up on applications and pending matters.
1. Land Acquisition Matters
- Handle and monitor land acquisition matters involving government and public authorities.
- Study acquisition notifications and related correspondence.
- Coordinate with advocates and consultants regarding acquisition proceedings.
- Track valuation and compensation proceedings.
- Monitor payment of compensation and other benefits.
- Coordinate matters relating to TDR/FSI, rehabilitation, development rights and other statutory entitlements, wherever applicable.
- Maintain complete records of acquisition proceedings.
1. Legal Coordination
- Coordinate with external advocates and legal consultants.
- Provide advocates with complete property documents and factual information.
- Track court cases, notices, orders and hearings relating to land/property.
- Maintain a litigation database.
- Ensure compliance with court orders and government directions.
- Coordinate preparation of replies, representations and applications through legal counsel.
1. Land Development & Planning
- Coordinate with architects, engineers,
surveyors and town-planning consultants.
- Review development potential and restrictions affecting land.
- Coordinate surveys and measurements.
- Monitor development permissions and planning-related matters.
- Study applicable Development Plan reservations, road widening, zoning, acquisition proposals and other planning restrictions.
1. Survey & Demarcation
- Arrange professional land surveys.
- Coordinate boundary demarcation.
- Verify measurements against government records.
- Investigate discrepancies between physical possession and recorded area.
- Maintain survey plans and measurement records.
1. Encroachment & Possession Management
- Monitor properties for encroachments and unauthorized occupation.
- Maintain records of occupants/tenants/licensees where applicable.
- Coordinate with advocates and authorities regarding removal or protection of possession.
- Conduct periodic physical inspections.
- Prepare reports concerning encroachments and unauthorized construction.
1. Landowner / Tenant / Occupant Coordination
- Communicate with landowners, tenants, occupants and other stakeholders.
- Handle documentation and correspondence relating to possession and property matters.
- Resolve routine issues through coordination and escalation where necessary.
- Maintain proper written records of discussions and commitments.
1. Government Correspondence
- Draft and coordinate applications, letters, representations and follow-up correspondence.
- Maintain inward/outward correspondence records.
- Track deadlines and pending applications.
- Obtain acknowledgements and maintain proof of submissions.
- Escalate delayed matters to senior management and legal counsel.
1. Due Diligence
For purchase, lease, development or other property transactions, coordinate due diligence relating to:
- Ownership
- Title
- Encumbrances
- Litigation
- Acquisition
- Reservations
- Road widening
- Zoning
- Development restrictions
- Government notices
- Taxes and dues
- Possession
- Access and right of way
- Existing structures and occupants.
1. Management Reporting
Prepare regular reports for senior management containing:
- Property-wise status
- Government applications pending
- Acquisition matters
- Litigation matters
- Compensation claims
- TDR/FSI matters
- Encroachment issues
- Documentation deficiencies
- Site inspection reports
- Important upcoming deadlines
- Recommended next administrative/legal steps.
Qualifications – Land Manager
Education:
- Graduate degree required.
- Degree/diploma in Law, Civil Engineering, Land Management, Real Estate, Surveying, Town Planning or related field preferred.
Experience:
- 5–10 years of relevant experience preferred.
- Strong experience in Maharashtra land/property matters.
- Experience dealing with Collector, Revenue, TMC, City Survey, Town Planning and Sub-Registrar offices will be highly preferred.
- Candidates with practical experience in land acquisition and government liaison will be preferred.
Skills
- Strong knowledge of Maharashtra land and property documentation.
