Job Purpose The General Manager Civil & Finishing Works will spearhead the execution, quality control, and timely delivery of high-end, premium finishing projects across retail and luxury corporate office portfolios. This role demands a seasoned professional who combines rigorous technical civil engineering expertise with a sharp eye for ultra-luxury aesthetics. The ideal candidate will leverage advanced project management frameworks to deliver flawless, mirror-finish execution while managing multi-million Rupee fit-out budgets.

Key Responsibilities

1. Project Execution & Timeline Management

- End-to-End Finishing Oversight: Lead and manage the entire lifecycle of high-end interior fit-outs and finishing works (including premium flooring, sophisticated ceiling systems, bespoke joinery, stone cladding, and high-spec glazing).
- Scheduling: Develop comprehensive, micro-level project timelines using MS Project or Primavera, ensuring strict adherence to critical paths.
- Cross-Functional Coordination: Collaborate closely with MEP, Procurement, Design, and Architectural teams to prevent design clashes and ensure seamless integration of services behind luxury finishes.

2. Ultra-Luxury Quality Assurance & Control

- Zero-Tolerance Quality Standards: Implement robust QA/QC protocols specifically tailored for luxury retail brands and A-grade corporate headquarters.
- Snagging Management: Lead strict pre-handover snagging processes, aiming for "zero-snag" delivery to elite clients and global luxury brands.
- Material Validation: Review and approve mock-ups, material samples,



and shop drawings to ensure they meet exact design intents and architectural tolerances.

3. Vendor & Stakeholder Management

- Specialist Contractor Management: Source, evaluate, and manage specialized high-end interior contractors, artisans, and premium vendors.
- Client Interface: Serve as the primary technical point of contact for international retail brand representatives, property funds, and high-profile corporate clients.
- Contract Administration: Manage claims, variations, and contractual disputes efficiently using structured construction management methodologies.

4. Financial Controls & Resource Optimization

- Budget Tracking: Monitor project cash flows, variations, and monthly billing cycles to ensure projects finish within approved financial limits.
- Value Engineering: Identify opportunities for value engineering without compromising the visual aesthetic or structural integrity of luxury finishes.

Required Qualifications & ExperienceEducation & Certifications

- Bachelors Degree in Civil Engineering or Architecture from a recognized institute.
- Master’s Degree in Construction Management or Project Management (highly preferred).
- Mandatory Certification: PMP (Project Management Qualified) or CCM (Certified Construction Manager) credential.

Experience

- Total Experience: 15+ years of core experience in civil and interior finishing works.
- Domain Exposure: A minimum of 5–7 years leading project delivery for high-end retail malls, luxury boutique brands, and premium, A-grade corporate head offices.
- Proven track record of successfully handing over projects spanning at least 500,000+ sq. ft. of luxury fit-outs.
