Job Title: Corporate Development Associate (India)
Location: Have to be willing to relocate to Singapore

Reports to: Executive Advisor
Compensation: SGD $2,500 - SGD $3,500 monthly
Plus: A home in one of our heritage shophouses. On top of your salary, you’ll live inside the properties you help run, in beautifully restored spaces most people only get to visit (A housing bond applies).

What Makes This Role Different
- You are the front line of growth. Every recent building and every new operating business Figment takes on starts with a lead you found, chased and converted.
- This is not a 9-to-6 desk job. Deals happen when owners are free: evenings, weekends, over kopi at the coffeeshop downstairs. If you want fixed hours and a quiet desk, you won't enjoy this role. If you get a buzz from chasing a lead until it signs, you will.
- Accelerated growth. You’ll take on real responsibility from day one in a hands-on, scrappy environment. As we expand the portfolio, you grow with us — clear progression and a potential ESOP / phantom-equity allocation on top of a 13th-month bonus.

As stewards of Singapore’s architectural heritage, we’re pioneering the boutique homes concept globally — from London townhouses to Spanish Colonial homes in Intramuros, Manila, to colonial bungalows across India. The financial discipline you build here is what funds and protects irreplaceable buildings.
What You Will Own
Deal Sourcing & Velocity
- Build and work a live pipeline of PropCo and OpCo opportunities that meet our investment criteria, from both inbound enquiries and your own outbound hunting
- Get out on the ground every week: walk target streets, trace owners, and make first contact in person, by phone or by letter
- Respond to every inbound lead the same day and qualify it within 48 hours
- Move from first contact to site visit to indicative offer in days, not weeks
- Hit weekly targets for current leads, verified owner contacts and indicative offers issued
Negotiation & Closing
- Put indicative offers and term sheets in front of owners and operators, and negotiate price, lease terms, rent-free periods and fit-out contributions within leadership's mandate
- Convert accepted offers into signed LOIs (Letters of Intent) that meet Investment Committee (IC) standards
- Work with senior leadership and legal advisors to take deals through due diligence to signing
- Keep chasing stalled deals: a "not now" goes on the follow-up list, not in the bin
Outreach & Scale
- Grow our reach by adding net-new verified owners, agents and operators every week
- Cover every property portal and agent network so Figment sees deals first
- Test outreach channels and pitches, and double down on what converts
- Turn what works into simple playbooks so the next hire ramps up fast
Underwriting Excellence
- Inspect every deal and build a quick case: price or rent, room count, capex, yield and EBITDA (earnings before interest, taxes, depreciation and amortisation)
- Achieve high accuracy rates between initial pricing and final approved valuations
- Maintain capex and yield estimates within tight variance bands
- Produce professional investment memos with comprehensive market analysis
Pipeline & Reporting
- Log every lead, contact and stage change in the CRM (customer relationship management system) the same day. Report leads in, WoW (week-on-week) conversion and offers issued every Monday
- Prepare investor materials, including pitch desks, financial models, and due-diligence documentation, to communicate the company's value proposition
What We Are Looking For
- A track record of sourcing your own leads and closing, with numbers to show for it
- Comfortable cold-calling, door-knocking and walking into a room with an owner who hasn't heard of us
- Enough financial fluency to build a quick yield and EBITDA case and defend it in a negotiation
- Able to thrive in a fast-paced start-up environment, consistently delivering efficient, high-quality work
- Strong spoken and written English; Mandarin, Hokkien, Cantonese or Malay is a strong plus for owner conversations
- Excellent written and verbal communication skills
- Willing to do whatever the job needs. We're a lean, fast-moving team, so one week you're negotiating a PropCo lease and the next you're helping an OpCo property get ready to open. "Not my job" isn't in our vocabulary.
