: Apartment Building Manager

Job Summary The Apartment Building Manager is responsible for the smooth, safe, and efficient day-to-day operation of the apartment building. The role involves managing building maintenance, coordinating housekeeping and security staff, addressing residents' concerns, monitoring common areas and facilities, coordinating with vendors and contractors, and ensuring that building rules and safety standards are followed.
The Building Manager should be professional, approachable, organized, and capable of responding promptly to maintenance issues and resident requests.
Key Responsibilities1. Building Operations
- Oversee the daily operations of the apartment building.
- Ensure common areas, entrances, corridors, lifts, parking areas, and other facilities are clean and well maintained.
- Conduct regular inspections of the property and identify maintenance or safety issues.
- Ensure building equipment and essential services are functioning properly.
- Maintain records of inspections, maintenance activities, complaints, and incidents.
1. Resident Management
- Serve as the primary point of contact for residents regarding building-related matters.
- Receive and resolve resident complaints and service requests in a timely and professional manner.
- Communicate building notices, maintenance schedules, rules, and other important information to residents.
- Maintain a positive and respectful relationship with residents.
1. Maintenance & Repairs
- Coordinate routine and emergency maintenance work.
- Liaise with plumbers, electricians, lift technicians, HVAC technicians, pest-control companies,
and other service providers.
- Monitor repair and maintenance work to ensure it is completed properly and on time.
- Obtain quotations from vendors when required and assist with cost comparisons.
- Maintain a schedule for preventive maintenance of building systems and equipment.
1. Staff & Vendor Supervision
- Supervise security guards, housekeeping staff, maintenance personnel, gardeners, and other building staff.
- Prepare or monitor staff schedules and attendance.
- Ensure staff perform their duties according to building requirements.
- Coordinate with external contractors and vendors.
- Check the quality of services provided by vendors.
1. Safety & Security
- Ensure security procedures are properly followed.
- Monitor CCTV, access-control systems, visitor management, and other security arrangements where applicable.
- Coordinate with security personnel during emergencies.
- Ensure fire-safety equipment and emergency systems are inspected and maintained.
- Report and document accidents, security incidents, or other emergencies promptly.
1. Financial & Administrative Duties
- Assist with monitoring building-related expenses and maintenance costs.
- Maintain records of invoices, service contracts, quotations, and payments.
- Track recurring maintenance and service contracts.
- Prepare regular reports for the property owner or management committee.
- Assist with collection or tracking of maintenance charges where required by the property.
Qualifications & Experience
- Bachelor's degree or diploma in Property Management, Facilities Management, Business Administration, or a related field is preferred.
- 2–5 years of experience in apartment, residential, hotel, facility, or property management.
- Experience supervising maintenance staff, security personnel, and vendors.
- Basic knowledge of electrical, plumbing, HVAC, lift, fire-safety, and general building maintenance is desirable.
- Good computer skills, including email, MS Office/Google Workspace, and basic record keeping.
- Strong communication and interpersonal skills.

Performance Expectations The Building Manager is expected to maintain the building in a clean, safe, secure, and well-functioning condition while providing skilled and responsive service to residents.
Pay: ₹12,000.00 - ₹17,000.00 per month
