Job Purpose

Responsible for managing and monitoring mechanical and MEP services across real estate projects, ensuring timely execution, quality compliance, coordination with contractors and consultants, and successful completion and handover of building services in accordance with approved drawings, specifications, project schedules, and statutory requirements.

Key Responsibilities

1. Project Execution &
- Progress Monitoring

- Monitor manpower deployment, productivity, and overall mechanical/MEP progress of the assigned tower/project.

- Ensure timely execution of mechanical services in line with approved project schedules, drawings, specifications, and quality standards.

- Track daily progress and coordinate with contractors, consultants, and internal teams to resolve execution-related issues.

1. MEP Services Coordination &
- Inspection

- Supervise and inspect mechanical services including Plumbing, Firefighting, FAPA, HVAC, and Lift systems executed by MEP contractors.

- Review work execution against approved drawings, technical specifications, and applicable codes and standards.

- Identify site-level issues and coordinate with relevant stakeholders for timely resolution.

1. Contractor &
- Commercial Coordination

- Coordinate with MEP contractors for execution, progress monitoring, resource planning, and resolution of technical issues.

- Review and coordinate Contractor Variation Orders (VOs) with the Contracts/Commercial team.

- Verify quantities and scope of additional or revised works before processing variation claims.

1. Quantity Take-Off &
- SAP

- Prepare and verify quantity take-offs for plumbing and other mechanical services,



particularly for client-supplied materials.

- Maintain accurate quantity records and process relevant material/quantity transactions through SAP.

- Coordinate with procurement, stores, contracts, and project teams for material planning and reconciliation.

1. Material Inspection &
- Quality Control

- Conduct inspections of mechanical materials and equipment supplied by MEP contractors, including water tanks, pumps, valves, plumbing fixtures, and associated equipment.

- Ensure materials comply with approved makes, technical specifications, quality standards, and approved material submittals.

- Coordinate testing and commissioning activities to ensure proper functioning of installed systems.

1. As-Built Documentation

- Review, coordinate, and maintain As-Built drawings and documentation for completed mechanical/MEP services.

- Ensure all changes made during execution are accurately incorporated into the final documentation.

- Maintain proper records required for project handover and facility management.

1. Statutory Approvals &
- Compliance

- Coordinate with internal teams, consultants, contractors, and relevant authorities for statutory approvals and project compliance.





- Support and coordinate activities related to CFO/occupancy-related approvals and ensure mechanical services are completed as per applicable requirements.

- Ensure all required testing, documentation, and compliance records are available for approvals and handover.

1. Contractor Meetings &
- Reporting

- Conduct and coordinate weekly MEP contractor meetings to review project progress, technical issues, pending activities, and action points.

- Prepare, circulate, and obtain sign-off on Minutes of Meeting (MOM).

- Follow up on agreed action points and ensure timely closure of critical issues.

- Strong knowledge of MEP services in high-rise residential real estate projects

- Expertise in Plumbing, Firefighting, FAPA, HVAC and Lift coordination

Preferred Candidate Profile

- B.E./B.Tech. in Mechanical Engineering

- 8 - 10 years of relevant experience, preferably with leading real estate developers, EPC companies, or MEP contracting organizations.

- Experience in high-rise residential with end-to-end exposure to execution, testing & commissioning, handover, and statutory approvals.

- Strong experience in managing MEP contractors and coordinating with multiple project stakeholders.
