Job Summary

We are looking for an experienced Architect Leasing Space, Fit-Out & Handover to manage the planning, preparation, fit-out, coordination, and handover of leasing spaces within real estate projects.

The role will be responsible for ensuring that leasing spaces are properly planned, technically coordinated, fit-out ready, and handed over to tenants as per approved specifications, leasing commitments, project timelines, and quality standards.

The candidate will coordinate closely with the Leasing, Projects, Design, Facility Management, tenants, consultants, contractors, and internal teams to ensure smooth delivery of leasing spaces.

Key Responsibilities

1. Leasing Space Planning & Development

- Coordinate with the Leasing and Business Development teams to understand requirements for leasing spaces.
- Review and develop leasing space layouts, area plans, test-fit layouts, and space plans.
- Ensure productive utilization of leasable areas while maintaining functional and commercial requirements.
- Assist in preparing leasing plans, unit plans, floor plans, area statements, and space demarcation drawings.
- Verify leasable areas and coordinate with relevant teams regarding carpet area, built-up area, chargeable area, and common areas, as applicable.
- Prepare layouts and presentations to support leasing and tenant discussions.
- Identify opportunities to improve the marketability and functionality of leasing spaces.

2. Tenant & Leasing Coordination

- Coordinate with the Leasing Team and prospective/existing tenants regarding space requirements.




- Review tenant requirements and assess their impact on the proposed leasing space.
- Coordinate tenant design submissions and ensure compliance with building standards and approved fit-out guidelines.
- Review tenant architectural, interior, MEP, signage, and other fit-out drawings.
- Coordinate design approvals, comments, revisions, and technical clarifications.
- Ensure smooth transition from leasing confirmation to tenant fit-out and handover.

3. Fit-Out Execution

- Monitor fit-out works within leasing spaces and ensure execution as per approved drawings and specifications.
- Coordinate works related to flooring, partitions, false ceilings, doors, glazing, wall finishes, painting, joinery, pantry, toilets, signage, and other interior elements.
- Coordinate tenant fit-out requirements with HVAC, electrical, plumbing, fire-fighting, ELV, BMS, and other MEP services.
- Ensure tenant fit-out works do not adversely affect base-building systems or common areas.
- Monitor workmanship, materials, finishes, dimensions, levels, and detailing.
- Resolve site and technical issues in coordination with consultants and contractors.

4. Drawing & Technical Coordination

- Review leasing layouts, tenant layouts, GFC drawings, shop drawings, MEP drawings,



reflected ceiling plans, flooring layouts, elevations, and architectural details.
- Ensure drawings are coordinated with the existing building and base-building services.
- Review contractor and consultant submissions and provide timely comments.
- Maintain proper drawing revisions and ensure the latest approved drawings are available at site.

5. Snagging & De-Snagging

- Conduct pre-handover inspections of completed leasing spaces.
- Prepare detailed snag/punch lists covering architectural, interior, MEP, and finishing works.
- Coordinate with contractors and tenants for timely closure of outstanding snags.
- Conduct de-snagging inspections and verify corrective works.
- Ensure the leasing space meets the required quality and handover standards.

6. Leasing Space Handover

- Coordinate the complete leasing space handover process from project/contractor to the tenant.
- Verify that all agreed works and landlord/tenant responsibilities are completed.
- Ensure completion of testing, commissioning, cleaning, rectification, and snag closure.
- Coordinate joint inspections with the Leasing Team, tenant, Project Team, Facility Management, consultants, and contractors.
- Prepare and maintain handover checklists and completion records.
- Ensure submission of required as-built drawings, O&M; manuals, warranties, test reports, approvals, and other handover documents.
- Obtain formal tenant handover/sign-off.
- Ensure smooth transition of the completed leasing space to the tenant/facility management team.
