1. Financial Accounting & Project Costing

 Oversee day-to-day accounting operations, accounts payable, accounts receivable,

and general ledger maintenance across multiple project Special Purpose Vehicles

(SPVs) and the parent entity.

 Maintain rigorous project-wise accounting, tracking construction costs, land

procurement costs, approvals/permit fees, and marketing overheads against

budgeted estimates.

 Implement and manage robust revenue recognition policies tailored to real estate

guidelines (e.g., IFRS 15 / Ind AS 115) based on project milestones and contract

terms.

 Supervise the valuation of inventory, work-in-progress (WIP), and finished inventory

(unsold units).

2. Regulatory & Statutory Compliance

 Ensure strict compliance with real estate regulatory bodies (e.g., RERA or local

equivalents), managing dedicated project escrow accounts and ensuring timely

utilization reports.

 Manage direct and indirect tax compliances, including corporate income tax,

withholding taxes (TDS/TCS), and property development-specific indirect taxes

(GST, VAT, or Sales Tax).

 Coordinate and lead the timely completion of statutory audits, tax audits, and internal

control reviews.

Cash Flow & Working Capital Management

 Monitor cash inflows from customer milestone billings and project financing draws.

 Forecast weekly and monthly cash outflows for construction contracts, vendor

payments, and statutory dues.

 Liaise with financial institutions and banks regarding project loans, providing

necessary compliance certificates, debt service coverage ratios (DSCR), and

utilization certificates.

4. Financial Reporting & Budgeting

 Prepare consolidated monthly, quarterly, and annual financial statements for

management review and board presentations.

 Conduct variance analysis (Actual vs. Budgeted Project Costs) and collaborate with

the Project Management/Quantity Surveyor teams to control cost overruns.

 Provide critical financial insights regarding project profitability, internal rate of return

(IRR), and net present value (NPV) metrics.

5. Team Leadership & System Optimization

 Mentor, train, and manage a high-performing team of project accountants and

executives.

Pay: ₹70,000.00 - ₹80,000.00 per month
