Team Size: 8–15 members

Role Overview

We are looking for an experienced Project Manager – Residential Projects to manage and drive the end-to-end execution of assigned residential real estate projects.

The incumbent will be responsible for project planning, execution, monitoring and delivery, ensuring projects are completed within approved timelines, budgets, quality and safety standards.

The Project Manager will work closely with the Unit Head and coordinate with planning, design, procurement, commercial, finance, sales, CRM, legal, consultants, contractors and other stakeholders to ensure seamless project execution.

The role requires strong hands-on experience in residential construction, project planning, execution, contractor management, cost control, quality, safety and stakeholder coordination.

Key Responsibilities

1. Project Planning & Execution

- Take end-to-end responsibility for execution of assigned residential project(s).
- Develop detailed project execution plans in coordination with the Unit Head and planning team.
- Prepare and monitor master schedules, milestone plans and micro-level execution schedules.
- Track project progress against approved timelines and milestones.
- Identify delays, constraints and critical activities and implement corrective actions.
- Ensure project execution is aligned with approved drawings, specifications, methodology and quality standards.
- Drive timely completion of project milestones and handover commitments.

2. Construction Management

- Manage day-to-day construction activities across assigned residential projects.
- Supervise structural, architectural, finishing and external development works.
- Coordinate with MEP, faade, landscape, interiors and other specialist agencies.
- Review construction methodologies and ensure efficient execution.
- Ensure optimum utilization of manpower, machinery and materials.
- Resolve technical and execution-related issues in coordination with consultants and internal teams.
- Monitor productivity and take corrective action wherever required.

3. Design & Consultant Coordination

- Coordinate with architects, structural consultants, MEP consultants and other project consultants.
- Ensure timely receipt and release of construction/GFC drawings.
- Review drawings for constructability and identify discrepancies or coordination issues.
- Track RFIs, design clarifications and technical decisions.
- Ensure design changes are properly documented and implemented.
- Support value engineering and constructability initiatives.

4. Cost & Commercial Management

- Monitor project costs against approved budgets.
- Work closely with QS, contracts,



procurement and finance teams to maintain cost discipline.
- Review contractor bills, measurements, variations and change orders.
- Monitor material consumption and wastage.
- Support contractor negotiations and commercial evaluations.
- Identify opportunities for cost optimization without compromising quality.
- Escalate potential cost overruns to the Unit Head with appropriate mitigation plans.

5. Contractor & Vendor Management

- Manage and monitor main contractors, subcontractors and vendors.
- Ensure contractors mobilize adequate manpower, equipment and resources.
- Monitor contractor performance against agreed scope, schedule, quality and safety requirements.
- Conduct regular contractor review meetings.
- Resolve contractor-related issues and escalate critical matters to the Unit Head.
- Support contractor selection, evaluation and performance assessment.

6. Quality Management

- Ensure construction is carried out in accordance with approved drawings, specifications and quality plans.
- Coordinate with QA/QC teams and consultants for inspections and approvals.
- Monitor workmanship and material quality.
- Ensure timely closure of NCRs, observations and quality-related issues.
- Drive quality improvement and reduction of rework.
- Ensure proper documentation of quality records.

7. Safety & Compliance

- Ensure strict implementation of project HSE policies and statutory safety requirements.
- Coordinate with safety teams to maintain a secure working environment.
- Monitor compliance with applicable statutory, regulatory and organizational requirements.
- Ensure timely closure of safety observations and audit findings.
- Promote a solid safety culture across contractors and project teams.

8. Project Controls & MIS

- Monitor project progress against baseline schedule.
- Prepare weekly and monthly project progress reports.
- Track key project KPIs, milestones, risks and constraints.
- Provide regular project updates to the Unit Head.
- Maintain project dashboards and MIS related to progress, cost, quality and safety.
- Identify early warning signals and recommend corrective actions.

9. Risk & Issue Management

- Identify project risks related to design, execution, procurement, cost, schedule, quality and safety.
- Maintain project risk registers and mitigation plans.
- Resolve project-level issues proactively.
- Escalate critical risks to the Unit Head with recommended solutions.
- Ensure timely decision-making to avoid impact on project milestones.

10. Sales,



CRM & Customer Coordination

- Coordinate with sales and CRM teams regarding construction progress and project commitments.
- Provide accurate project timelines and milestone information for customer communication.
- Support customer visits and project-related escalations where required.
- Ensure project execution aligns with committed specifications and delivery timelines.
- Support timely snag closure and customer handover activities.

11. Handover & Closure

- Drive project completion, testing and commissioning activities.
- Coordinate snag identification and closure.
- Ensure readiness for customer handover.
- Coordinate with CRM, facilities and other teams during handover.
- Ensure completion documentation, as-built drawings, statutory certificates and O&M; documentation are completed.
- Support defect liability period activities and closure.

12. Team Leadership

- Lead and mentor project engineers, planning engineers, QA/QC, safety, commercial and site teams.
- Define responsibilities, deliverables and performance expectations.
- Conduct regular project review meetings.
- Ensure effective communication and accountability within the project team.
- Build a collaborative and performance-oriented project culture.

Candidate Profile

- 10–15+ years of relevant experience in real estate/project management/construction.
- Strong experience in residential real estate projects is essential.
- Experience handling high-rise residential projects will be preferred.
- Should have independently managed significant project packages or complete residential projects.
- Strong experience in structural, finishing and MEP coordination.
- Experience managing contractors, consultants and vendors.
- Good understanding of project planning, scheduling and project controls.
- Experience in cost monitoring, QS, contracts, variations and commercial coordination.
- Strong knowledge of construction quality and safety practices.
- Experience with reputed residential developers or established construction organizations preferred.
- Strong stakeholder management and communication skills.
- Ability to identify problems, make decisions and drive timely resolution.
- Should be comfortable working in a fast-paced, target-driven project environment.
