Key Responsibilities
Prepare detailed financial feasibility models for residential, commercial, redevelopment and other real estate projects.
Evaluate project costs, revenues, funding requirements, timelines and project cash flows.
Analyse Project IRR, Equity IRR, NPV, ROI, margins and payback.
Evaluate Land Acquisition, JV/JDA, Revenue Share, Area Share, Redevelopment, SRA & MHADA structures.
Conduct sensitivity and scenario analysis across key project assumptions.
Develop investment notes, feasibility reports and presentations for senior management / Investment Committee.
Support Business Development in deal evaluation, structuring and commercial negotiations.
Work closely with BD, Projects, Legal, Sales & Marketing and Finance teams to validate assumptions and assess project risks.
Monitor actual project performance against feasibility projections.

Preferred candidate profile





512 years of relevant experience in Real Estate Financial Modelling, Project Finance, Feasibility, Investment Analysis, FP&A; or Corporate Finance.

Experience with a Real Estate Developer, PE/RE Investment Firm, Transaction Advisory or Consulting Firm preferred.

Robust understanding of Real Estate Development Economics & Project Cash Flows.

Advanced MS Excel skills with the ability to independently build complex financial models.

Robust knowledge of IRR, NPV, DCF, Valuation & Sensitivity/Scenario Analysis.

Exposure to Land Acquisition, JV/JDA and Redevelopment projects preferred.

Robust analytical, commercial and problem-solving skills.

CA / MBA Finance / CFA or equivalent preferred.
