Position Overview

The Deputy General Manager (DGM) will lead and monitor overall execution of residential real estate projects from planning to completion in East,Pune. The role entails direct oversight of site operations, budget adherence, quality control, stakeholder coordination, and cross-functional leadership to ensure projects are delivered on time and within cost.

Key Responsibilities

- Project Planning & Execution: Lead end-to-end execution of residential projects. Review schedules, milestones, and critical activities regularly. Identify delays proactively and implement corrective measures.
- Operations Management: Direct day-to-day operations with Site Heads, Project Managers, Engineers, Contractors, and Consultants. Optimize utilization of manpower, materials, and equipment.
- Cost & Budget Control: Monitor budgets, identify cost-saving opportunities, and control expenditure. Collaborate with Purchase, Contracts, and Finance teams to maximize efficiency.
- Quality & Safety Assurance: Ensure compliance with approved drawings, specs, and safety standards. Conduct quality checks, minimize defect rework,



and enforce site safety protocols.
- Team Leadership & Mentorship: Lead and direct site execution teams, define clear KPIs/performance expectations, conduct regular evaluations, and foster an accountable work culture.
- Contractor & Consultant Management: Manage relationships with architects, consultants, and contractors. Track vendor deliverables, resolve contractual disputes, and ensure full compliance.
- Cross-Functional Coordination: Align closely with Design, MEP, Purchase, CRM, Sales, Finance, and Legal departments to facilitate smooth flow of drawings, materials, and regulatory approvals.
- Risk Management & Reporting: Assess project risks (cost, time, quality), prepare mitigation plans, and present key KPI reports and recommendations to senior management.

Key Qualifications & Core Competencies

- Experience: 15+ years of relevant experience in real estate and construction management, with a proven track record in large-scale residential projects.
- Core Competencies: Project Scheduling, Cost & Budget Management, Site Safety & Quality Control, Vendor/Contractor Negotiation, Team Leadership, and Risk Mitigation.
- Technical & Interpersonal Skills: Strong cross-functional leadership, contract administration, cross-departmental alignment, and senior executive reporting.
