Position Overview :

n

 Role: Design cum Project Coordinator

n

 Experience: 8+ Years of relevant experience

 Location: Kokapet, Hyderabad

 Project Type: High-Rise Mixed-Use Development (5-Star Hotel, Branded

n

Residences, Commercial/IT Spaces, and Retail)

n

 Project Scale: > 2 Million Sq. Ft. of Built-Up Area (BUA)

n

 Joining: Immediate Joiners Preferred

n

Core Responsibilities

n

Design Management & Coordination

n

 Serve as the primary liaison between international/domestic architects,

n

structural consultants, MEP consultants, interior designers, and the TPL project

n

execution team.

n

 Manage the end-to-end design lifecycle from schematic design and detailed

n

design development to the final creation of Positive for Construction (GFC)

n

drawings.

n

 Ensure strict adherence to international hospitality standards (for the 5-Star

n

Hotel component), premium luxury residential guidelines (for Branded

n

Residences), and Grade-A commercial/retail specifications.

n

 Drive value engineering workshops to optimize project costs, material selection,

n

and structural/MEP efficiency without compromising design intent or quality.

n

 Review and validate drawings for buildability, spatial coordination, service

n

integration, and compliance with local building bye-laws (GHMC, HMDA, TSIIC)

n

and NBC codes.

n

Project Coordination & Execution Support

n

 Track project milestones seamlessly from design inception through

n

procurement, construction, and final project closure/handover.

n





 Coordinate with procurement and contracts teams to prepare technical

n

specifications, review tender documents, and evaluate vendor technical

n

submissions.

n

 Monitor site progress against the master baseline schedule, identifying design

n

bottlenecks early and providing proactive solutions to prevent delays.

n

 Manage change orders by assessing the impact of design revisions on project

n

cost, scope, and timelines.

n

 Facilitate stage-wise handovers and ensure comprehensive closure

n

documentation, including as-built drawings and operation manuals.

n

Key Requirements & Qualifications

n

Education

n

 B.Tech / B.E. in Civil Engineering from a recognized institute.

n

Mandatory Experience

n

 Minimum 8+ years of post-qualification experience in real estate or

n

infrastructure construction.

n

 Proven track record of successfully delivering at least one high-rise mixed-

n

use development project (> 2 Million Sq. Ft. BUA) from the initial

n

design/inception stage through to final project closure.

n

 Comprehensive understanding of the distinct design intricacies required for 5-

n

star hotels, luxury retail, and Grade-A IT/Commercial spaces.

n

Preferred Attributes

n

 Prior exposure to Project Management Consultancies (PMC) is a significant

n

added advantage.

n

 Strong proficiency in project management software (Primavera P6 / MS Project)

n

and design collaboration tools (AutoCAD, BIM/Revit, Autodesk Build).

n

 Exceptional communication, negotiation, and stakeholder management skills to

n

interface effectively with global consultants and Tata leadership
