Role Overview

The Project Manager drives interior fitout projects from inception to handover - handling multiple projects with part-time presence or leading single projects as a resident PM. This role ensures seamless execution through schedule mastery, client satisfaction, project health oversight, compliance, billing, quality control, and cost management in corporate environments.

Key Responsibilities

Project Scheduling & Control

- Command timelines using Gantt charts, critical path analysis, and real-time health dashboards.
- Track KPIs, pre-empt delays, and manage change orders with schedule/budget impact reporting.
- Conduct post-project evaluations to capture efficiencies and process improvements.

Client Management

- Serve as primary client interface for updates, approvals, milestone sign-offs, and handover.
- Proactively resolve issues, identify upsell opportunities, and foster repeat business.
- Secure client acceptance on deliverables and manage transition expectations.

Execution & Compliance

- Coordinate cross-functional teams (design, procurement, contractors)



for quality fit-out delivery.
- Prepare compliance documents: DPR, MIR, QS reports, BOQs, and tender documentation.
- Execute site inspections, risk assessments, and vendor coordination to uphold design intent.

Billing & Financials

- Manage billing cycles, RA bills, cash flow tracking, and client invoicing per contract terms.
- Monitor budgets, variations, payments, and profitability via ERP systems.
- Ensure timely collections and accurate financial reporting.

Quality Control

- Implement QA/QC protocols across materials, workmanship, and installation standards.
- Conduct regular audits, punch list management, and snag resolution beforehand.
- Ensure fitouts meet NBC codes, client specs, and sustainability benchmarks.

Cost Management

- Track project costs against baselines, forecast variances, and implement controls.
- Negotiate vendor rates, approve payments, and optimize resource allocation.
- Deliver projects within budget while maximizing value engineering opportunities.

Qualifications & Experience

- Engineering/Architecture degree; 5–8 years managing ₹5–50 Cr interior fitouts.
- Expertise in MS Project, Primavera, Excel dashboards, and Zoho ERP/CRM.
- Proven record in corporate fitouts, QS compliance, client handling, billing, quality, and cost control.

Core Skills & Competencies

- People management, patience, and resilience under pressure.
- Solid command of documentation, reading drawings, assessing BOQs, and construction paperwork.
- Proficient in MS Word, Excel, PowerPoint, and CAD software for project execution.
