JOB SUMMARY

Navera Builders Pvt. Ltd. is looking for an experienced Senior Quantity Surveyor to manage quantity surveying, estimation, billing, cost control, commercial coordination and contract-related activities for residential and high-rise building projects.

The candidate will be responsible for ensuring accurate quantity measurements, effective cost monitoring, timely billing, variation management and proper commercial documentation throughout the project lifecycle.

KEY RESPONSIBILITIES

1. Quantity Surveying & Estimation

- Prepare detailed BOQs, quantity take-offs, estimates and cost plans.
- Review architectural, structural and MEP drawings for quantity requirements.
- Conduct site measurements and verify executed quantities.
- Prepare detailed quantity calculations based on approved drawings and specifications.
- Maintain quantity records and project cost databases.

2. Billing & Measurement

- Verify and process contractor, subcontractor and supplier bills.
- Prepare and certify RA Bills based on actual site progress and measurements.
- Check measurements against BOQ, drawings and work orders.
- Prepare reconciliation statements for quantities and materials.
- Coordinate with site teams to resolve billing and measurement discrepancies.

3. Cost Control & Monitoring

- Monitor project costs against approved budgets.
- Track actual expenditure, commitments and balance project costs.
- Prepare monthly cost reports, MIS reports and cost forecasts.
- Identify cost overruns and recommend corrective actions.




- Support value engineering and cost optimization initiatives.

4. Rate Analysis & Tendering

- Prepare detailed rate analysis for materials, labour and construction activities.
- Obtain and compare quotations from contractors and suppliers.
- Prepare comparative statements for management approval.
- Assist in tender preparation, evaluation and negotiation.
- Prepare and review work orders and subcontract agreements.

5. Variations & Claims

- Identify and evaluate variations, extra items and deviations.
- Assess the financial impact of variations and additional works.
- Maintain a variation/change order register.
- Review contractor claims and supporting documents.
- Assist management in commercial negotiations and settlement of claims.

6. Contract & Commercial Management

- Ensure commercial activities comply with approved contracts and company procedures.
- Review contract terms, payment conditions and scope of work.
- Coordinate with contractors, consultants, architects and project teams.
- Maintain proper records of contracts, work orders, bills, measurements and approvals.
- Support preparation and settlement of final accounts.

7. Project Coordination

- Coordinate with Project, Site, Procurement, Planning, Finance and Management teams.
- Provide commercial inputs during project planning and execution.
- Monitor material consumption and reconcile actual usage with estimated quantities.




- Guide and supervise Junior QS / QS team members.

REQUIRED QUALIFICATION
- B.Tech / B.E. / Diploma in Civil Engineering, Quantity Surveying or related field.
- 10+ years of relevant experience in quantity surveying, estimation and commercial management.
- Experience in residential / high-rise building construction is preferred.
- Strong post-contract QS and billing experience.

CANDIDATE PROFILE The ideal candidate should be detail-oriented, commercially aware and capable of independently managing QS activities for building projects. The candidate should have strong site coordination skills and the ability to identify cost risks and provide practical commercial solutions. Pay: ₹40,000.00 - ₹60,000.00 per month
