About the RoleWe are looking for an MEP Procurement Executive to manage sourcing and procurement of Mechanical, Electrical & Plumbing (MEP) materials and subcontractors across multiple commercial interior projects.

The role combines technical MEP understanding with strong procurement and commercial skills, ensuring the right materials and services are sourced at the right price, quality, and time.

Key ResponsibilitiesMEP Sourcing & Vendor Management

- Source MEP materials and subcontractors across Electrical, HVAC, Plumbing, Fire Fighting, and BMS categories.
- Identify, evaluate, onboard, and manage MEP vendors across cities and project requirements.
- Maintain and continuously develop a reliable MEP vendor network.
- Track vendor performance across quality, pricing, delivery, and responsiveness.
- Resolve vendor and supply-related issues and escalate performance concerns when required.

Procurement & Commercial Execution

- Review Purchase Requisitions and verify BOQ alignment, specifications, and availability.
- Float RFQs, collect vendor quotations, prepare comparative statements, and recommend vendors.
- Negotiate rates and commercial terms to achieve competitive project pricing.
- Raise and manage POs with accurate specifications, quantities,



delivery schedules, and commercial terms.
- Track PO confirmations and ensure timely delivery to project sites.
- Coordinate with vendors and site teams to ensure materials reach site as per project schedules.

Rate Benchmarking & Cost Control

- Maintain and regularly update MEP rate benchmarks across key categories and locations.
- Compare vendor quotes against market benchmarks and project budgets.
- Track actual procurement costs against BOQ estimates and flag potential overruns.
- Support value-engineering initiatives through alternate brands and technically compliant material options.
- Assist in rate-contract negotiations with key MEP vendors.

Documentation & Compliance

- Maintain procurement documentation including PRs, RFQs, comparative statements, POs, GRNs, invoices, and delivery challans.
- Coordinate material submittals and approvals with MEP and Quality teams before procurement.
- Ensure goods received at site are inspected and documented through the GRN process.
- Maintain updated vendor documentation including GST, PAN, licences, insurance, and banking details.
- Prepare regular procurement status reports covering open PRs, POs, deliveries, and project costs.

Cross-Functional Coordination

- Work closely with MEP Managers, Project Managers, APMs, site teams, Finance, and Procurement leadership.
- Coordinate procurement schedules with project execution requirements.
- Proactively identify risks related to long-lead items, vendor capacity, price fluctuations,



and single-source dependencies.
- Ensure procurement does not become a bottleneck for project execution.

What We're Looking For
- 3–7 years of experience in procurement/sourcing with significant exposure to MEP materials.
- Experience in commercial interiors, construction, infrastructure, real estate, or project-based contracting preferred.
- Working knowledge of Electrical, HVAC, Plumbing, Fire Fighting, and BMS systems.
- Ability to understand technical specifications and coordinate with MEP engineers and vendors.
- Strong experience in RFQs, vendor comparison, negotiations, rate benchmarking, and PO management.
- Strong Excel and documentation skills with the ability to manage multiple projects simultaneously.
- Highly organized, detail-oriented, and comfortable working in a fast-paced project environment.
- Diploma/Degree in Electrical, Mechanical, Civil Engineering, or a related field preferred.
- Experience in MEP subcontractor management will be an advantage.
