Job Title: Business Development Executive – Investment & Acquisition (Land)

About the Role

We're looking for a driven Business Development Executive to find, evaluate and close land acquisition and investment opportunities. You'll work with landowners, brokers, channel partners and internal teams to build a strong pipeline of land deals that fit our growth plans.

Key Responsibilities

- Find land parcels for acquisition, joint development, joint venture or investment in target locations
- Build and maintain a network of landowners, brokers, aggregators and local intermediaries
- Do site visits and first-level feasibility checks (location, access, zoning, land use, market potential)
- Collect and check land documents such as title deeds, khasra/khatauni, mutation records, encumbrance certificates and approvals, working with the legal team
- Research the market: land rates, competitor projects, upcoming infrastructure and development trends
- Prepare deal notes, comparison sheets and presentations for management
- Help with negotiations on price, payment terms and deal structure
- Coordinate with legal, finance,



liaison and technical teams through due diligence and closure
- Keep a deal pipeline tracker and share regular updates with management
- Track government policies, master plans and zoning changes that affect land deals

Requirements

- 1–3 years of experience in land acquisition, real estate business development, investment or property advisory
- Good knowledge of land records, revenue documents and the land acquisition process
- Familiar with the Gurgaon/NCR real estate market (preferred)
- Strong communication, negotiation and relationship-building skills
- Comfortable with fieldwork and frequent site visits
- Working knowledge of MS Excel and PowerPoint
- Graduate in any discipline; an MBA or degree in Real Estate, Finance or Business is a plus
- Own two-wheeler or four-wheeler preferred
