- Engineering & Technical Operations
- Assist the Facility Manager in managing day-to-day engineering operations.
- Monitor the performance and condition of all MEP and building services.
- Ensure uninterrupted operation of electrical, HVAC, plumbing, fire & life-safety, and other critical systems.
- Monitor equipment parameters and identify abnormalities or potential failures.
- Coordinate corrective and preventive maintenance activities.
- Attend to technical complaints and ensure timely resolution.
- Maintain engineering logs, equipment records, and maintenance reports.
2. MEP Systems Management
Working knowledge of the following systems is expected:
- HT/LT electrical systems
- Transformers and electrical panels
- DG sets and AMF/ATS systems
- HVAC systems, including chillers, AHUs, FCUs, and ventilation
- Pumps and plumbing systems
- Fire alarm and firefighting systems
- STP/WTP and water-treatment systems
- BMS
- CCTV and access control
- Elevators and escalators
- Lighting and energy-management systems
- Building automation and ELV systems
3. Preventive & Corrective Maintenance
- Implement preventive maintenance schedules as per OEM recommendations and property requirements.
- Monitor planned maintenance completion.
- Coordinate breakdown maintenance and emergency repairs.
- Analyze recurring equipment failures and recommend corrective measures.
- Maintain equipment history and maintenance records.
- Ensure availability of critical spares and consumables.
- Coordinate with OEMs and specialist contractors for major equipment maintenance.
4. Facility Operations
- Monitor the daily functioning of the property and common areas.
- Coordinate with security, housekeeping, landscaping, pest control, parking, front office,
and other facility teams.
- Conduct regular property inspections.
- Identify operational deficiencies and ensure corrective action.
- Support the Facility Manager in maintaining property standards and service quality.
5. Vendor & Contractor Management
- Coordinate with maintenance contractors, OEMs, AMC vendors, and specialist agencies.
- Monitor contractor performance against agreed scope and SLA/KPI requirements.
- Verify work completion and service reports.
- Ensure contractors follow site safety and access procedures.
- Assist in reviewing quotations, technical proposals, and scope of work.
- Track pending jobs and ensure timely closure.
6. Safety & Statutory Compliance
- Ensure engineering activities are carried out in accordance with applicable safety requirements.
- Monitor compliance with electrical, fire, environmental, and building safety requirements.
- Ensure proper implementation of Permit to Work (PTW) and Lockout/Tagout procedures where applicable.
- Participate in emergency preparedness and mock drills.
- Maintain statutory certificates, inspection reports, testing records, and compliance documentation.
- Report unsafe conditions and ensure corrective action.
7. Energy & Utility Management
- Monitor electricity, water, diesel, HVAC, and other utility consumption.
- Maintain daily/monthly utility consumption records.
- Identify opportunities for energy and water conservation.
- Monitor DG fuel consumption and operating hours.
- Support implementation of energy-saving initiatives.
- Analyze abnormal consumption and coordinate corrective action.
8. Projects, Fit-Out & Modification Works
- Assist with minor projects, refurbishment, fit-out, and modification works.
- Review technical drawings, layouts, specifications, and method statements.
- Coordinate with contractors during execution.
- Monitor quality, safety, and progress of technical works.
- Assist in testing, commissioning, snagging, and handover.
- Ensure project works do not adversely affect ongoing property operations.
9. Tenant / Occupant Support
- Attend to technical complaints from tenants and occupants.
- Coordinate with engineering teams to resolve complaints within agreed timelines.
- Conduct joint inspections when required.
- Support tenant fit-out and modification activities.
- Coordinate shutdowns, power interruptions, HVAC requirements, and other technical services.
- Maintain skilled communication with tenants and stakeholders.
10. Documentation & Reporting
Prepare and maintain
- Daily engineering reports
- Preventive maintenance reports
- Breakdown reports
- Equipment logs
- Utility consumption reports
- AMC records
- Asset registers
- Incident reports
- Contractor performance reports
- Compliance records
- Snag lists
- Technical handover documents
Pay: ₹60,000.00 - ₹70,000.00 per month
