YOUR IMPACT AREA

We are looking for a dynamic Senior Manager – Commercial Leasing, who will own the day-to-day execution of MAIA's Office and Retail leasing mandate. Working closely with the VP, this role will drive transactional leasing, maintain market intelligence, and manage the commercial tenant pipeline from prospecting through to closure. This is a high-ownership, client-facing role suited to a commercially sharp individual who thrives in a fast-paced, entrepreneurial environment.

PROJECT IN FOCUS – THE BEACON The Beacon is envisaged as premium, globally benchmarked commercial office development on the Nagavara Lakefront, North of ORR near Hebbal, offering 1.5 Mn sq. ft. of Grade-A office space ideal for National/Regional HQs, premium GCCs, BFSI, Hi-Tech and Consulting firms. Its key leasing differentiators include a 500-ft landmark tower, 600 ft of lakefront views, premium destination F&B; and extensive workplace amenities. Designed by SOM, the project is positioned to be a high-quality, future-ready address for occupiers seeking scale, employee experience and a distinctive corporate presence.

Qualification/Experience Requirements

- 7 – 9 years of experience in commercial real estate leasing with Retail/Office Spaces.
- Worked with a Quality Conscious Real Estate Developer or an IPC in the same order of preference.
- Sound understanding of Commercial-Techno-Legal nuances, market rental trends, and occupier requirements.
- Should have established relationships and good networking with commercial real estate brokers and occupier-side transaction managers
- Detail-oriented with solid negotiation and closing skills.
- Proficient in pipeline reporting and MIS




- Proficient in English & Vernacular language

Key Responsibilities

- Leasing Execution
- Execute Office and Retail leasing across MAIA's commercial portfolio, managing end-to-end transactions from enquiry to signed agreement.
- Manage and grow the active commercial leasing pipeline — qualifying leads, scheduling site visits, and driving timely closures.
- Negotiate lease terms in alignment with company pricing and product strategy.
- Market Intelligence & • Product Alignment (Most Critical Responsibility)

- Track competitive occupancy, rental pricing, and lease structures across relevant micro-markets and report insights regularly.
- Ensure MAIA's commercial product offerings and leasing terms remain competitive and in line with market benchmarks.
- Provide ground-level inputs to the VP for strategic pricing and product positioning decisions based on competitor’s offering
- Channel & • Broker Management

- Build and activate a network of commercial leasing brokers, channel partners, and occupier-side consultants.
- Manage ongoing broker relationships including fair co-brokerage conflict resolution, documentation, and payout tracking.
- Reporting & • Coordination

- Maintain accurate pipeline and MIS reports — occupancy status, enquiry logs, lease expiry schedules, and renewal trackers.
- Coordinate with Project, Legal & • Finance on lease agreements, stamp duty, registrations, and CAM reconciliations.

KEY PERFORMANCE INDICATORS

- Leasing area (sq. ft.) closed — monthly and quarterly.
- Pipeline conversion rate and sales cycle duration.
- Occupancy levels across managed commercial assets.
- Accuracy and timeliness of market intelligence reports
