Job Title: Senior Executive – Valuation

Key Roles & Responsibilities:

- Assist in building and editing financial models and cash flow projections for various real estate valuation and advisory assignments.
- Conduct financial analysis, feasibility analysis and project-level cash flow assessments for residential, commercial, retail and other real estate assets.
- Develop a sound understanding of building approval processes and applicable FAR / FSI regulations.
- Research and analyse various approvals required for residential, commercial, industrial and township development projects.
- Understand and analyse detailed construction costs, including Civil, MEP and finishing works.
- Assist in preparing, monitoring and tracking construction schedules and project timelines.
- Conduct market research and regularly track relevant information across residential, commercial and retail asset classes.
- Conduct physical field surveys and site visits, wherever required, to gather and validate primary market information.
- Develop and maintain a network of industry contacts and reliable sources for obtaining relevant real estate and market intelligence.
- Assist in conducting feasibility studies, property valuations, development potential assessments, city-level analysis and identification of development options.
- Prepare and assist in preparation of valuation reports, feasibility reports, research reports and other client deliverables.
- Analyse development potential of properties based on location, zoning, FSI/FAR, approvals, construction costs, market conditions and other relevant parameters.




- Support the team in identifying and evaluating various development scenarios and their financial viability.
- Keep abreast of the latest developments, market trends, regulations and emerging opportunities across various real estate sectors.
- Ensure accuracy, quality and completeness of data, analysis and reports before submission.
- Coordinate with internal teams, clients, consultants and other stakeholders during the execution of assignments.
- Assist in account management, assignment execution, deliverable quality and process management.
- Demonstrate robust analytical, problem-solving and organisational skills with a high level of attention to detail.
- Take ownership of assigned tasks and ensure timely completion of deliverables as per project requirements.

Desired Profile:

- Bachelor's degree in Civil Engineering or Architecture.
- MBA in Finance / Construction Management / Master's in Valuation will be preferred.
- Minimum 2–5 years of relevant experience in real estate valuation, consulting, advisory or related profiles.
- Candidates from Big 4 firms, IPCs, independent valuation firms, advisory firms, construction finance companies, housing finance companies or other financial institutions will be preferred.
- Strong understanding of real estate valuation, feasibility analysis, financial modelling and cash flow analysis.
- Good knowledge of construction processes, Civil, MEP and finishing costs.
- Good understanding of development regulations, building approvals and FAR / FSI.
- Strong research and market analysis skills with the ability to interpret real estate market data.
- Excellent analytical, communication, presentation and time-management skills.
- Ability to independently manage assigned tasks and coordinate effectively with internal and external stakeholders.
