We are looking for an experienced Quantity Surveyor (QS) with expertise in quantity estimation, contractor billing, subcontract management, cost control, and commercial activities for high-rise residential and commercial projects. The candidate should possess solid knowledge of BOQ preparation, measurement certification, rate analysis, reconciliation, and coordination with project execution teams to ensure effective commercial management throughout the project lifecycle.
Key Responsibilities
Quantity Surveying
Prepare and verify BOQs based on approved drawings.
Carry out quantity take-offs for civil, finishing, and MEP works.
Verify executed quantities for contractor billing.
Monitor quantity variations and prepare variation statements.
Ensure measurement records are accurate and well documented.
Billing & Commercial
Verify contractor and subcontractor RA bills.
Prepare client bills wherever applicable.
Process final bills and ensure timely payment certification.
Maintain billing registers and payment trackers.
Coordinate with Finance for bill processing and payments.
Cost Control
Monitor project costs against approved budgets.
Prepare cost reports, budget forecasts, and cash flow inputs.
Conduct rate analysis for extra and non-BOQ items.
Identify cost-saving prospects without compromising quality.
Material Reconciliation
Perform cement, steel, and major material reconciliations.
Monitor material consumption and wastage.
Coordinate with Stores and Site Execution teams for reconciliation.
Prepare reconciliation reports for management review.
Contract Management
Review contract clauses related to measurement and payment terms.
Evaluate variation orders and extra item claims.
Assist in resolving billing and contractual issues with contractors.
Maintain commercial documentation and records.
Coordination
Work closely with Planning, Site Execution, Procurement, and Finance teams.
Coordinate with consultants and contractors on billing and commercial matters.
Ensure timely submission of reports and MIS.
