1. ROLE OVERVIEW

We are looking for an experienced Head – Purchase to lead the complete procurement function for large-scale real estate and construction projects. The role will be responsible for strategic sourcing, procurement planning, vendor development, commercial negotiations, cost optimization, and timely availability of materials and services.

The ideal candidate should have extensive experience in Real Estate / Construction procurement, robust commercial acumen, a proven vendor network, and hands-on experience with SAP MM / SAP Procurement.

2. KEY RESPONSIBILITIES

Strategic Procurement

- Develop and implement the overall procurement strategy aligned with business objectives, project timelines, and budgets.
- Lead procurement planning based on BOQs, project schedules, specifications, and material requirements.
- Develop sourcing strategies for critical, high-value, and long-lead items.
- Identify opportunities for cost reduction, value engineering, and procurement optimization.
- Establish procurement benchmarks and maintain category-wise cost databases.

Project & Construction Procurement

- Lead procurement for civil, structural, MEP, electrical, plumbing, HVAC, firefighting, finishing, faade, elevators, and other construction materials/services.
- Ensure timely availability of materials as per project requirements and construction schedules.
- Monitor material lead times, market conditions, price fluctuations, and supply risks.
- Coordinate with Projects, Engineering, Planning, Finance, Stores, Contracts, and Site teams.
- Ensure critical and long-lead materials are identified and procured well in advance.

Vendor Development & Management

- Identify, evaluate, empanel, and develop reliable vendors, suppliers, contractors, and subcontractors.
- Build and maintain a strong vendor base for major construction and MEP categories.
- Conduct vendor evaluation based on quality, price, delivery, service, capacity, and performance.




- Develop alternate vendors and sourcing options to minimize supply-chain risks.
- Monitor vendor performance and resolve commercial and delivery-related issues.

Commercial Negotiation

- Lead negotiations for rates, payment terms, credit period, delivery schedules, warranties, and commercial conditions.
- Conduct market benchmarking and ensure competitive procurement.
- Negotiate high-value purchase and subcontracting agreements.
- Drive procurement savings while maintaining quality and project timelines.

3. SAP MM / PROCUREMENT SYSTEM

- Mandatory hands-on experience in SAP MM / SAP Procurement.
- Manage and monitor the complete procurement cycle through SAP.
- Experience in Purchase Requisition (PR), RFQ, quotation management, Comparative Statements, Purchase Orders (PO), GRN, and invoice verification.
- Ensure accuracy of vendor master data, purchase orders, procurement records, and system documentation.
- Generate and monitor SAP-based procurement MIS and reports.
- Experience in SAP S/4HANA will be an added advantage.

4. COST CONTROL & GOVERNANCE

- Ensure procurement is within approved project budgets and cost plans.
- Monitor budget vs. actual procurement expenditure.
- Drive cost-saving and value-engineering initiatives.
- Ensure compliance with procurement policies, approval matrix, processes, and internal controls.
- Review and approve purchase proposals, quotations, comparative statements, and commercial terms as per delegated authority.
- Maintain transparency and proper documentation throughout the procurement process.

5. MIS & MANAGEMENT REPORTING Prepare and review procurement MIS covering:

- Project-wise and category-wise purchase
- Procurement value and budget utilization
- Cost savings and negotiations
- Open and pending Purchase Orders
- Material delivery status
- Critical and long-lead items




- Vendor performance
- Procurement lead time
- Budget vs. actual
- Key procurement risks and action plans

Present procurement performance, critical issues, and strategic initiatives to Senior Management. 6. TEAM LEADERSHIP

- Lead and mentor the Purchase / Procurement team.
- Define team objectives, responsibilities, KPIs, and performance standards.
- Build a structured, process-driven procurement function.
- Develop team capabilities in strategic sourcing, negotiation, SAP, vendor management, and market intelligence.
- Foster cross-functional collaboration with project and corporate functions.

7. KEY PROCUREMENT CATEGORIES Civil & Construction: Cement, Steel, RMC, aggregates and other construction materials.

MEP: Electrical, Plumbing, Firefighting, HVAC and related materials.

Finishing: Tiles, Marble, Flooring, Paints, Sanitaryware, CP Fittings, Doors, Windows, Hardware and other finishing materials.

Specialized: Elevators, Faade, Structural works, Construction equipment, Subcontracting and specialized services.

8. QUALIFICATION

- Bachelor's degree in Engineering, Supply Chain, Procurement, Operations, Business Administration, or a related discipline.
- MBA/PG qualification in Supply Chain, Procurement, Operations, or Management will be an added advantage.

9. EXPERIENCE 20–25 years of overall experience, with significant experience in Purchase / Procurement in Real Estate, Construction, Infrastructure, or large-scale building projects.
