Project Manager – Building Repair & Rehabilitation
Qualification & Experience
Diploma / Degree in Civil Engineering preferred.
8–12 years of relevant experience in building repair, structural repair, rehabilitation,
waterproofing or civil construction.
Experience in handling multiple projects/sites simultaneously.
Candidates with strong experience in building repair and rehabilitation projects will be preferred.
Experience in contractor/vendor and labour management.
Key Responsibilities
- Overall Project Management
Take overall responsibility for execution and completion of all assigned Zindus projects.
Monitor multiple project sites and ensure work progresses as per approved schedules.
Prepare and review project execution plans, manpower plans, material plans and work-flow schedules.
Establish project priorities and revise schedules whenever required.
Ensure projects are completed within the approved time, cost, quality and scope.
- Billing & Commercial Control:
Ensure timely preparation and updating of site billing, including measurements,
RA Bills, Final Bills, quantity statements and supporting documents.
Review site-wise billing status and ensure bills are raised immediately upon completion of the respective work stage.
Coordinate with Project Engineers/Site Supervisors for daily measurement updates and quantity verification.
Monitor Work Order Quantity vs. Executed Quantity vs. Billed Quantity vs.
Balance Quantity for each project.
Ensure timely submission of RA Bills/Final Bills to clients and follow up for certification and payment.
Maintain and regularly update the Site Billing & Collection Status/MIS and report pending billing and payment matters to management.
Identify additional/extra work and ensure proper measurement, approval and billing of such work.
- Team Management
Lead and guide Project Engineers, Site Engineers, Site Supervisors and Labour
Contractors.
Allocate responsibilities and targets to the site team.
Review daily work allocation and progress.
Monitor manpower productivity and take corrective action wherever required.
Ensure discipline, coordination and accountability of the site team.
Conduct regular site reviews and performance evaluations.
- Site Execution & Technical Control
Monitor structural repair, rehabilitation, waterproofing, plastering, painting and other civil repair activities.
Ensure execution is strictly as per approved methodology, specifications and Zindus quality standards.
Review site conditions and provide technical guidance to the execution team.
Identify execution problems and ensure timely resolution.
Ensure proper finishing, rectification and snag removal before project completion.
- Planning & Progress Monitoring
Prepare and monitor Master Project Schedule / Bar Chart for all projects.
Review site-wise daily, weekly and monthly progress.
Compare planned vs. actual progress and identify delays.
Develop recovery plans for delayed projects.
Conduct regular project review meetings with the site team.
- Material & Procurement Coordination
Review material requirements received from site teams.
Coordinate with the Purchase Department for timely procurement and delivery.
Ensure materials are available at site as per project requirements.
Monitor material consumption and wastage.
Ensure only approved and specified materials are used.
- Quality Control
Ensure all work is carried out according to Zindus specifications and approved methods.
Monitor workmanship and quality at all project sites.
Ensure necessary testing, inspections and approvals are completed.
Identify quality issues and ensure corrective actions are implemented.
Minimize rework and material wastage.
- Client Coordination
Act as the primary coordination point between Zindus management and clients/consultants for project execution matters.
Attend regular/weekly client meetings.
Discuss project progress, technical issues, delays and upcoming activities.
Handle client complaints and ensure timely resolution.
Maintain good professional relationships with clients, consultants and society representatives.
- MIS & Management Reporting
Review daily site reports and MIS received from all projects.
Prepare/submit consolidated daily, weekly and monthly project progress reports to management.
Report project delays, manpower shortages, material requirements, quality issues and client concerns.
Maintain project-wise status of work, billing, collection and pending approvals.
- Safety
Ensure 100% compliance with Zindus safety policies and practices.
Ensure proper PPE, safety equipment and protected working procedures at all sites.
Monitor scaffolding, work-at-height and other high-risk activities.
Take immediate corrective action in case of unsafe practices.
- Project Documentation
Ensure all Project Execution Files and project-related documents are maintained properly.
Ensure site records, measurements, photographs, approvals, test reports, client communications and work completion documents are updated.
Ensure proper documentation for project handover.
- Project Closure & Handover
Ensure completion of all work, rectification and snag items.
Coordinate final inspection with the client/consultant.
Obtain completion certification/acceptance from the client.
Coordinate submission of Final Bill and No-Dues documentation.
