Unreal Estate Habitat is a technology-driven property management company focused on short-term stays, managed accommodation, and creating great guest and property experiences.

We are growing our operations team and are looking for an Operations Manager to lead our Maintenance & Quality function across multiple properties.

About the Role

You will be responsible for ensuring our properties are well-maintained, guest-ready, and consistently meet our quality standards.

You will lead Team Leads across Maintenance and Quality, manage vendors, monitor operational performance, resolve escalations, and improve processes across our property portfolio.

This role is best suited for someone who has hands-on experience running operations in short-term rentals, serviced apartments, hotels, vacation rentals, co-living, or property management.

Key Responsibilities

- Lead and manage Team Leads across Maintenance & Quality
- Manage day-to-day operations across multiple properties/units
- Ensure maintenance issues are resolved within defined SLAs
- Drive preventive maintenance and reduce repeat maintenance issues
- Set and maintain property quality and inspection standards
- Monitor property readiness and quality
- Manage maintenance and service vendors
- Handle operational and guest-related escalations
- Track operational KPIs, reports, and dashboards
- Monitor maintenance costs and operational budgets
- Identify operational gaps and improve processes
- Coach the team and drive accountability and performance

What We're Looking For

- 5–8 years of experience in:
- Short-term rentals
- Serviced apartments
- Hotels / hospitality
- Vacation rentals
- Property management
- Co-living / managed accommodation
- Similar property-based service businesses
- 2+ years of experience managing Team Leads, Supervisors, or Managers




- Experience managing multiple properties, apartments, rooms, or units
- Strong experience with maintenance, quality, vendors, and operational SLAs
- Experience handling customer/guest escalations
- Solid people-management and problem-solving skills
- Good knowledge of Excel / Google Sheets and operational reporting

Good to Have
- Experience managing a large property portfolio
- Experience with preventive maintenance and quality audits
- Experience with property management or ticketing software
- Lean / Six Sigma / process improvement exposure
