The MEP Supervisor is responsible for the day-to-day operation, monitoring, preventive maintenance and coordination of all Mechanical, Electrical and Plumbing (MEP) systems within the residential community.

The role is responsible for ensuring that all MEP equipment and services operate safely, reliably, efficiently and with minimum disruption to residents.

A. Electrical Systems

- Monitor and maintain HT/LT electrical systems, transformers, DG sets, AMF panels, electrical panels and distribution systems.
- Ensure regular inspection of common-area electrical installations.
- Monitor power consumption and identify abnormal consumption or wastage.
- Check DG fuel levels, battery condition, engine parameters and operational readiness.
- Ensure emergency power systems are available and functional.
- Monitor lighting systems in common areas, parking areas, landscape areas and service areas.
- Attend electrical breakdowns and coordinate with specialist vendors where required.
- Maintain electrical logbooks, checklists and maintenance records.

B. Plumbing & Water Systems Monitor domestic water supply, pumps, transfer pumps, booster pumps and water tanks.

Ensure proper operation of STP/WTP and related equipment, where applicable.

Monitor water pressure and identify leakages or abnormal consumption.

Inspect plumbing shafts, common-area pipelines, valves and pumps.

Coordinate rectification of plumbing complaints and breakdowns.

Monitor sewage and drainage systems and ensure timely cleaning/desilting.

C. Fire & Life Safety Systems

Monitor fire pumps, jockey pumps, diesel pumps and fire water systems.

Ensure fire alarm, hydrant, sprinkler and other fire protection systems are operational.

Coordinate scheduled inspection and testing of fire safety equipment.

Maintain fire system records and testing reports.

Immediately report critical fire-system deficiencies to the Facility Manager.

D. Lifts / Elevators





Monitor lift operation and attend to breakdown-related complaints.

Coordinate with the lift AMC/vendor for preventive maintenance.

Ensure periodic servicing and statutory inspections are completed.

Maintain lift-related records, complaint registers and service reports.

Escalate repeated breakdowns or safety concerns to the Facility Manager.

E. Preventive Maintenance

Prepare and implement daily, weekly, monthly and annual preventive maintenance schedules.

Ensure all MEP assets are inspected as per the maintenance schedule.

Monitor pending maintenance activities and ensure timely closure.

Maintain equipment history and maintenance records.

Identify potential failures before they become major breakdowns

F. Breakdown & Complaint Management

Attend MEP breakdowns and resident/common-area complaints promptly.

Prioritize complaints based on urgency and safety impact.

Ensure temporary arrangements are provided wherever practical.

Identify the root cause of repeated failures.

Maintain breakdown reports and closure records.

G. Energy & Utility Management

Monitor electricity, diesel and water consumption.

Maintain daily/monthly utility readings.

Identify unusual consumption and investigate the cause.

Support energy and water conservation initiatives.

Suggest practical measures to reduce operational costs without affecting resident comfort.

H. Documentation & Compliance

Maintain equipment registers and asset records.

Maintain maintenance checklists, logbooks and service reports.

Maintain records of statutory inspections and certificates.

Ensure technical documentation is updated.

Submit daily/weekly/monthly engineering reports to the Facility Manager.

I. Team Supervision

Allocate daily work to technicians and electricians/plumbers.

Monitor attendance, work quality and productivity.

Conduct toolbox talks and safety briefings.

Ensure technicians use appropriate PPE and follow protected work practices.

Train team members in equipment operation and emergency procedures
