Key Responsibilities

- Identify and source land parcels and redevelopment opportunities across Mumbai.
- Develop robust relationships with landowners, societies, local brokers, consultants, and other stakeholders.
- Conduct preliminary verification of 7/12 extracts, Property Cards, mutation entries, title documents, survey/gat numbers, and ownership details.
- Check Development Plans (DP), zoning, reservations, road widening, access, setbacks, and other development-related restrictions.
- Identify potential redevelopment and land amalgamation opportunities.
- Conduct physical site visits to verify boundaries, access, encroachments, occupants, and actual site conditions.
- Coordinate with Legal, Liaison, Survey, and Project teams for detailed due diligence.
- Negotiate with individual landowners, families, societies, and other stakeholders for acquisition and redevelopment.
- Evaluate land rates based on location, development potential, permissible FSI/TDR, and prevailing market conditions.
- Prepare acquisition feasibility reports for management approval.
- Coordinate documentation including LOI, MOU, Agreement to Sale, Development Agreement, and Sale Deed in coordination with the Legal team.
- Track negotiations, documentation, payments, and closure of each acquisition.
- Handle multiple landowners and resolve commercial and coordination issues during the acquisition process.
- Maintain a database of potential land parcels, owners, brokers, status,



and commercial discussions.
- Provide regular reports to management on new opportunities, negotiations, risks, and expected closures.

Land Acquisition & Redevelopment Knowledge Required

Candidate should have practical knowledge of:

- Land acquisition and redevelopment processes
- 7/12 Extract, 8A, and Mutation Entries
- Property Card and land ownership records
- Development Plans (DP), Town Planning (TP), and zoning
- Road reservations and road widening
- FSI/TDR and development potential
- Agricultural and Non-Agricultural (NA) land
- Title and encumbrance checks
- Redevelopment projects
- Land amalgamation
- Society redevelopment
- Landowner and broker networks

Preferred Candidate

- 10+ years of hands-on experience in land acquisition and/or redevelopment.
- Experience handling land acquisition and redevelopment opportunities across Mumbai.
- Strong network with landowners, brokers, consultants, societies, and other relevant stakeholders.
- Experience dealing directly with landowners and multiple stakeholders.
- Excellent verbal and written communication skills with strong interpersonal and negotiation abilities.
- Strong negotiation, commercial, coordination, and documentation skills.
- Ability to independently identify opportunities and take them through preliminary evaluation to closure.
- Ability to manage multiple opportunities and stakeholders simultaneously.
- Willingness to travel across Mumbai for site visits, landowner meetings, and negotiations.
