Job Purpose The Real Estate Accountant will be responsible for managing day-to-day accounting activities related to the company's real estate projects, construction operations, vendors, customers, statutory compliance, project expenses, collections and financial reporting.
The role requires accurate accounting, timely reconciliation, proper documentation and effective coordination with Sales, Purchase, Projects, CRM, HR and Management.
Key Responsibilities
A. General Accounting
- Maintain accurate books of accounts for the company and assigned projects.
- Record daily accounting transactions in the accounting software.
- Prepare and post Journal, Payment, Receipt, Purchase and Sales entries.
- Maintain proper supporting documents for all accounting transactions.
- Ensure correct accounting under appropriate ledgers, cost centres and project codes.
- Maintain cash and bank books.
- Monitor petty cash transactions and verify supporting bills.
- Assist in monthly, quarterly and annual closing of accounts.
B. Real Estate / Project Accounting
- Maintain project-wise accounting and cost records.
- Track project expenses against approved budgets.
- Record and monitor construction and development-related expenses.
- Maintain accounting for:
- Land acquisition
- Development charges
- Construction expenses
- Contractors
- Consultants
- Architects
- Labour expenses
- Material purchases
- Site expenses
- Government charges
- Approval and statutory expenses
- Prepare project-wise expense statements and cost summaries.
- Monitor project advances and outstanding balances.
- Coordinate with the Project and Purchase teams for verification of expenses.
C. Customer / Sales Accounting
- Maintain customer-wise ledgers and receipts.
- Record booking amounts, installments and other customer collections.
- Reconcile customer accounts with CRM/Sales records.
- Monitor outstanding customer payments.
- Prepare customer outstanding and collection reports.
- Process refunds, cancellations, transfers and adjustments as approved by Management.
- Verify payment receipts against booking/customer details.
- Coordinate with the Sales and CRM teams for discrepancies in customer accounts.
D. Vendor & Contractor Accounting
- Maintain vendor, contractor and consultant ledgers.
- Verify invoices, purchase bills, work bills and supporting documents.
- Check applicable TDS/GST before processing payments.
- Track vendor advances and adjustments.
- Prepare vendor outstanding reports.
- Reconcile vendor accounts periodically.
- Coordinate with Project/Purchase teams for bill verification and approval.
- Ensure payments are released only after appropriate approvals.
E. Bank Reconciliation & Payments
- Perform regular Bank Reconciliation Statements (BRS).
- Verify bank transactions with accounting records.
- Monitor cheques, online payments and transfers.
- Prepare payment vouchers and payment schedules.
- Ensure payments are processed as per approved authority matrix.
- Track outstanding cheques and unreconciled transactions.
F. GST & TDS Compliance
- Assist in preparation and filing of GST returns.
- Verify GST applicability, rates and input tax credit.
- Reconcile purchase and sales data with GST records.
- Maintain proper GST documentation.
- Calculate and record TDS deductions.
- Assist in preparation of TDS returns and certificates.
- Ensure statutory payments and filings are completed within prescribed timelines.
- Coordinate with consultants/CA for statutory compliance wherever required.
G. MIS & Management Reporting
Prepare regular reports such as:
- Daily Collection Report
- Daily Payment Report
- Customer Outstanding Report
- Vendor Outstanding Report
- Project Expense Report
- Project Cost Sheet
- Bank Position Report
- Cash Position Report
- Receivable & Payable Ageing
- GST/TDS Status
- Budget vs Actual Project Cost
- Monthly Expense Summary
- Project-wise Profitability / Cost Analysis
- Other MIS reports required by Management
H. Audit & Documentation
- Maintain proper records and supporting documents for audit purposes.
- Coordinate with internal and statutory auditors.
- Provide required schedules, ledgers and supporting documents.
- Resolve audit queries in coordination with the Finance Manager/CA.
- Maintain proper filing and documentation of accounting records.
Real Estate-Specific Accounting Knowledge The candidate should preferably have working knowledge of:

The position is also responsible for ensuring that accounting transactions are supported by proper approvals, documents and authorization before recording or processing.

Authority & Accountability
Th Accountant shall be accountable for:
- Accuracy of financial records under their responsibility.
- Timely recording of transactions.

- Correct project and cost-centre allocation.
- Timely reconciliation of accounts.
- Confidentiality of financial and customer information.
- Compliance with internal accounting procedures.
- Escalation of discrepancies or irregular transactions to the reporting manager.
The position does not have authority to approve expenses, payments, discounts, refunds or financial adjustments unless specifically authorized by Management.
Experience & Qualification
Minimum Qualification:
B.Com / M.Com / CA Inter / equivalent qualification.
Experience:
2–5 years of relevant experience,

Candidates with experience in real estate customer accounting, project accounting and GST/TDS compliance will be preferred.
Job Profile Summary The ideal candidate should be a detail-oriented and responsible accounting professional who can independently manage day-to-day accounting activities while maintaining strong control over project costs, customer collections, vendor payments, reconciliations, statutory compliance and management reporting.
The candidate should be comfortable working in a fast-paced real estate environment and should demonstrate accuracy, ownership, confidentiality, discipline and strong coordination skills.
Pay: ₹14,000.00 - ₹30,000.00 per month
