Position: General Manager Projects

Reporting To: Managing Director / Management

Experience: 15+ years

Salary: Up to 2.5 Lakhs/month

Location: Bengaluru - Rajaji Nagar

Work Timings: Monday to Saturday (9:3O am to 6:30 PM)

Projects Type: Residential (High rise /Villas etc.,) & Commercial

- Job Purpose To provide overall leadership and strategic direction for the company's construction projects, ensuring timely completion, cost control, quality, safety, contractual compliance, client satisfaction, and achievement of project objectives.

The GM Projects will oversee multiple projects and provide guidance to Project Heads, Project Managers, Site In-charges, Planning, QS, QA/QC, Procurement, and other project teams.

- Key Responsibilities

A. Overall Project Management
- Lead and oversee multiple construction projects from planning through completion and handover.
- Ensure projects are executed as per approved scope, drawings, specifications, schedule, budget, quality standards, and contractual requirements.
- Establish project priorities, execution strategies, milestones, and targets.
- Review overall project performance and take corrective action wherever required.
- Ensure timely completion of projects within approved budgets.

B. Project Planning & Execution
- Review project schedules, construction programmes, manpower plans, material requirements, and resource deployment.
- Monitor project progress against planned targets and identify delays at an early stage.
- Guide Project Heads and Project Managers in resolving execution-related issues.
- Review critical activities and develop recovery plans for delayed projects.
- Ensure proper coordination between planning, execution, procurement, QS, QA/QC, EHS, and subcontractors.

C. Project Monitoring & Review
- Conduct regular project review meetings with Project Heads and Project Managers.
- Monitor:
- Physical progress
- Planned vs. actual progress
- Manpower
- Material availability
- Equipment
- Procurement
- Billing
- Cash flow
- Project cost
- Quality
- Safety
- Client issues
- Submit periodic project performance reports to Management.
- Escalate critical risks, delays, cost overruns, and contractual issues to Management.

D. Cost & Commercial Management
- Monitor project budgets and overall project cost.
- Coordinate with QS and Accounts teams for cost monitoring and financial control.
- Review subcontractor bills, client bills, variations, extra items, and claims.
- Monitor material consumption and wastage.
- Ensure effective control of project resources and avoid unnecessary expenditure.
- Support commercial teams in contractual and claim-related matters.

E. Client & Consultant Coordination
- Maintain senior-level relationships with clients, consultants, architects, and other stakeholders.
- Attend important client and consultant meetings.
- Resolve major technical, contractual, execution, and coordination issues.




- Ensure client requirements and commitments are properly communicated to project teams.
- Support the Project Managers in maintaining strong client relationships.

F. Procurement & Resource Management
- Coordinate with Procurement and Stores teams to ensure timely availability of critical materials.
- Review major procurement requirements and project-specific material plans.
- Monitor long-lead materials and critical procurement items.
- Ensure proper deployment of manpower, machinery, equipment, and other resources.
- Coordinate inter-project resource requirements wherever necessary.

G. Quality Management
- Ensure projects comply with approved quality standards and specifications.
- Coordinate with QA/QC teams regarding inspections, testing, NCRs, quality issues, and corrective actions.
- Review recurring quality issues and implement preventive measures.
- Ensure proper documentation and quality records are maintained.

H. Safety & EHS
- Ensure strict implementation of company and project safety requirements.
- Coordinate with EHS teams regarding safety performance and corrective actions.
- Review major safety incidents and ensure preventive measures are implemented.
- Promote a strong safety culture across all project sites.

I. Team Leadership
- Lead and mentor Project Heads, Project Managers, Site In-charges, and other project personnel.
- Define responsibilities, targets, and performance expectations for project teams.
- Review performance of project leadership and recommend corrective actions where required.
- Develop strong coordination between HO and project sites.
- Support recruitment and deployment of senior project personnel as required.

J. Contract & Risk Management
- Review major contractual obligations and project risks.
- Identify potential delays, claims, disputes, cost risks, and resource constraints.
- Coordinate with Management and Contracts/QS teams for resolution of contractual matters.
- Ensure proper documentation of project communications, instructions, variations, and claims.
- Support timely closure of contractual and commercial issues.

K. Project Completion & Handover
- Monitor project completion activities and close-out requirements.
- Ensure snagging and de-snagging activities are completed on time.
- Coordinate documentation, testing, approvals, as-built drawings, and handover requirements.
- Ensure timely project closure and final handover to the client.

- Authority & Accountability The GM – Projects will be accountable for the overall performance of assigned projects and will have authority to:
- Direct and coordinate Project Heads and Project Managers.
- Set project priorities and execution targets.
- Escalate manpower, procurement, commercial, technical, and contractual requirements to Management.
- Recommend changes in project resources and team structure.
- Review project budgets, schedules, and resource requirements.
- Recommend corrective action for underperforming projects or personnel.
- Coordinate with all functional departments for successful project execution.

Major financial commitments, contractual decisions, senior-level appointments, and policy matters will remain subject to Management approval.

- Qualification & Experience

Educational Qualification

B.E./B.Tech in Civil Engineering preferred.

Experience

15+ years of relevant experience in construction/project management, preferably with experience managing multiple projects.

Industry Preference

Residential, commercial, industrial, infrastructure, or turnkey construction experience.
