Job Summary:
The Property Manager is responsible for the end-to-end management of assigned properties, ensuring seamless daily operations, superior guest satisfaction, revenue optimization, regulatory compliance, and effective team leadership. The role requires ownership of operational performance while maintaining Olive Living's hospitality and service standards.
Role & responsibilities
Sales:
- Coordinate with the Sales team to ensure smooth and well-organized property visits for prospective tenants, providing a positive viewing experience and addressing any property-related queries.
- Identify and support opportunities to generate additional revenue by promoting value-added services, improving occupancy, and maximizing the utilization of available property resources.
Property Operations:
- Follow the standard operating procedure for in time and flawless execution of guest check in/check out and move in/move out.
- Complaint management from guests/members
- Should keep a proactive and efficient follow up on Essential Services in the assigned properties Electricity, Water supply (washroom + Drinking), LIFT, Power back up – Diesel, Wi-Fi and cleaning and hygiene of the entire property.
- Daily quality checks of the building system will be carried out: Inspecting and arranging property repair and maintenance to meet OLIVE quality standards rigorously & implementation of preventive maintenance.
- Lead all projects related to CAPEX expenditure.
- Conduct daily briefings of all departments and circulate MOM to the corporate office.
- Responsible to maintain an extensive list of property compliance and update the licences closer to 90 days of renewal.
- Should execute community activities at building level.
- Should manage building inventory.
- Will oversee housekeeping, security, multi skill technicians and front office.
- Should be sound in using hotel property management systems.
Financials:
- Monitor monthly property revenues and operational expenses.
- Ensure timely rent collection from members/Long Stay contracted guest.
- Maintain petty cash and prepare daily cash reports.
- Support budgeting, forecasting, and cost optimization initiatives.
- Ensure timely, accurate, and transparent payment of utility bills and other vendor invoices related to property operations.
- Prepare daily and monthly financial reports, manage budgets and profitability, and support revenue and expense forecasting to achieve the property's financial goals.
Guest Experience:
- Deliver exceptional customer service throughout the guest lifecycle.
- Resolve guest complaints and escalations promptly and professionally.
- Build positive relationships with residents and long-stay guests.
- Drive guest satisfaction and improve online ratings and reviews.
- Organize community engagement activities to enhance resident experience.
Leadership & Team Management:
- Lead and supervise the housekeeping,
security, and on-site operations teams to ensure efficient property operations and high service standards.
- Train, coach, and motivate on-site staff while ensuring adherence to company SOPs, discipline, and operational checklists.
- Conduct regular training sessions for housekeeping and security personnel to enhance service quality, safety, and operational efficiency.
- Foster a positive and performance-driven work environment through effective leadership and team development.
- Ensure timely closure of audit observations and drive continuous improvement in operational processes.
Property Ownership & Compliance
- Take complete ownership of the day-to-day operations and overall management of the assigned property.
- Ensure proper upkeep, maintenance, and accountability of all property assets, equipment, and facilities.
- Maintain compliance with company policies, operational standards, and statutory requirements to ensure smooth property operations.
Preferred candidate profile
- Bachelor's degree or Diploma in Hotel Management Hospitality Management, or a related field.
- 3–5 years of experience in hotel operations, front office hospitality or property management.
- Fluency in English, Hindi, and Telugu is mandatory.
- Ability to communicate effectively with guests, internal teams, and vendors.
- Professional verbal and written communication skills.
- Demonstrates a positive attitude, solid sense of ownership, accountability, and the ability to support cross-functional teams beyond assigned responsibilities.
