- Role Purpose
The Façade Manager will be responsible for the end-to-end management and delivery of the building façade package , ensuring that façade works are executed in accordance with approved drawings, specifications, performance requirements, project programme, quality standards, safety requirements, and contractual obligations.
- Key Responsibilities
- Design & Technical Coordination
- Review façade architectural, structural and specialist design drawings and specifications.
- Coordinate with architects, façade consultants, structural consultants, MEP consultants, lift consultants and other stakeholders.
- Review façade shop drawings, fabrication drawings, calculations and technical submissions.
- Identify and resolve design conflicts,
interfaces and constructability issues.
- Ensure compliance with applicable codes, project specifications and performance criteria.
- Coordinate façade interfaces with slabs, columns, beams, waterproofing, MEP, interiors, fire-stopping and other building elements.
- Review and close RFIs, technical queries and design clarifications related to façade works.
- Façade Engineering & Performance
- Review and monitor façade performance requirements including:
- Wind-load resistance
- Structural adequacy
- Air and water tightness
- Thermal performance
- Acoustic performance
- Fire performance
- Movement and deflection
- Seismic requirements
- Coordinate façade engineering calculations and independent peer reviews where required.
- Ensure appropriate system selection and detailing for a high-rise environment.
- Procurement & Vendor Management
- Support technical evaluation and selection of façade contractors, system suppliers and specialist vendors.
- Review material specifications, samples, technical data sheets and proposed alternatives.
- Monitor long-lead façade materials and equipment.
- Coordinate procurement schedules with the overall project programme.
- Ensure approved materials are procured in accordance with project requirements.
- Monitor vendor/contractor performance and address delays or technical shortcomings.
- Mock-ups & Testing
- Plan and coordinate façade performance mock-ups and benchmark mock-ups.
- Ensure mock-ups are completed and approved before large-scale production.
- Coordinate testing such as
- Water penetration testing
- Air infiltration testing
- Structural/wind-load testing
- Thermal/acoustic testing, where applicable
- Site water testing
- Sealant and adhesion testing
- Ensure test failures are investigated, rectified and successfully re-tested.
- Site Execution
- Lead and monitor façade installation activities at site.
- Establish façade execution methodology, sequencing and work fronts.
- Coordinate installation with the structural and architectural progress of the building.
- Monitor productivity, manpower, equipment and material availability.
- Ensure proper installation of curtain wall, glazing, aluminium, stone, ACP/GRC/terracotta or other specified façade systems.
- Ensure façade installation tolerances are maintained.
- Monitor interfaces at slab edges, columns, parapets, balconies, terraces, roof and other façade termination points.
- Quality Control
- Establish façade-specific Inspection & Test Plans (ITPs), checklists and quality benchmarks.
- Ensure incoming materials are inspected and approved before installation.
- Monitor workmanship and installation quality.
- Ensure proper sealant application, gaskets, brackets, anchors, fasteners, insulation and waterproofing.
- Identify defects and ensure timely rectification.
- Maintain façade inspection and quality records.
- Ensure lessons learned from mock-ups and initial installations are incorporated into subsequent works.
- Programme Management
- Develop and monitor the detailed façade execution programme.
- Establish floor-wise / zone-wise installation targets.
- Track planned vs. actual progress.
- Identify critical activities and potential delays.
- Coordinate façade activities with structural, MEP and architectural works.
- Develop recovery plans wherever progress falls behind schedule.
- Monitor production capacity of fabrication facilities and site installation teams.
- Safety & High-Rise Execution
- Ensure strict compliance with project HSE requirements.
- Monitor façade-specific high-risk activities including:
- Working at height
- Suspended access systems
- BMU operations
- Gondola operations
- Crane and material lifting
- Glass handling
- Edge protection
- Temporary works
- Review lifting plans and façade installation methodologies.
- Ensure appropriate permits, inspections and safety systems are in place.
- Coordinate with the HSE team for façade-specific risk assessments and method statements.
- Façade Access & Maintenance Systems
- Coordinate installation and integration of façade maintenance/access systems such as BMU, gondolas, davits, monorails and maintenance anchors, where applicable.
- Ensure access systems are properly coordinated with façade design and structural elements.
- Coordinate testing, commissioning and certification of façade access systems.
- Commercial & Contractual Management
- Monitor façade contractor's scope and contractual obligations.
- Review variations, additional works and claims from a technical and contractual perspective.
- Validate quantities and progress for interim payment certification.
- Track material approvals, procurement commitments and commercial risks.
- Ensure scope gaps and interface responsibilities are identified and resolved early.
- Key Deliverables

- Desired Qualifications & Experience
- Bachelor's degree in Civil Engineering / Architecture / Structural Engineering or equivalent.
- Typically 10–15 years of relevant experience, with significant experience in façade execution.
- Proven experience in high-rise commercial / residential / mixed-use projects.
- Strong exposure to curtain wall, unitized façade, stick systems, glazing, aluminium, stone and other façade systems.
- Experience in façade testing, mock-ups and performance evaluation.
- Experience coordinating façade consultants, contractors and specialist vendors.
- Strong knowledge of façade installation methodologies and high-rise construction practices.
- Good understanding of QA/QC, HSE, planning and commercial aspects.
