Role Purpose To lead and govern security operations across a portfolio of commercial buildings, IT parks, retail and mixed-use premises, ensuring a safe, secure, compliant and customer-friendly environment through effective manpower, processes, technology and risk management.

Key Responsibilities

- Lead central security operations and governance across multiple properties; establish standard policies, SOPs, deployment standards and operating protocols.
- Conduct security audits, risk assessments and vulnerability reviews, ensuring timely corrective and preventive actions.
- Plan and optimise security manpower deployment, including rosters, attendance, supervision, training, discipline and productivity.
- Manage security agencies and vendors through SLAs, KPIs, statutory compliance, manpower performance and commercial evaluations.
- Manage access control, visitor management, vehicle/parking security, material movement and contractor/vendor access.
- Oversee CCTV/VMS, access control, boom barriers, alarms and other security systems, including coverage, uptime, monitoring and technology upgrades.
- Lead response to security incidents, theft, unauthorised access, emergencies, crowd-related situations and vandalism, including investigation, RCA, reporting and closure.
- Develop security protocols for retail operations, high-footfall periods, tenant events, extended operating hours and special events.
- Coordinate with Police, Fire Brigade, emergency services and statutory authorities as required.
- Provide security inputs during new projects, tenant fit-outs, handovers and asset modifications,



including CCTV, access points, guard posts and security infrastructure.
- Ensure compliance with applicable security regulations, licences, documentation and PSARA/statutory requirements.
- Maintain central Security MIS covering incidents, manpower, audits, CCTV uptime, vendor performance, training, drills, compliance and open actions.
- Drive cost optimisation, standardisation, technology adoption and continuous improvement across the portfolio.
- Work closely with Operations, MEP, Projects, Leasing, Tenant Relations, IT, HR, Finance, Procurement, Legal and other stakeholders.

Qualification & Experience

- Graduate in any discipline; certification in Security / Risk / Disaster Management preferred.
- 1218 years of experience, with significant exposure to commercial real estate, IT parks, malls, retail, mixed-use developments or large corporate campuses.
- Minimum 5 years in a managerial / multi-site security role.
- Solid experience in security manpower management, outsourced agency management, CCTV/VMS, access control, incident investigation and emergency management.
- Defense / Police / Paramilitary background with relevant commercial security experience may be considered.
