Civil Project Manager – Industrial Construction

Job Purpose: The Civil Project Manager will be responsible for end-to-end planning, execution, monitoring and completion of civil construction projects, with specific emphasis on industrial construction projects such as factories, warehouses, industrial buildings, RCC structures, PEB structures, infrastructure development and associated civil works.

The role requires strong technical knowledge, project management capability, contractor management skills and the ability to deliver projects within approved timelines, budgets, quality standards and safety requirements.

Key Responsibilities:

A. Project Planning & Execution

- Take overall responsibility for the planning and execution of civil construction projects from mobilization to completion and handover.
- Prepare detailed project execution plans, construction schedules and milestone plans.
- Develop and monitor weekly, monthly and overall project schedules.
- Ensure timely completion of activities as per approved project timelines.
- Coordinate execution of civil, structural and infrastructure works.
- Monitor site progress against planned targets and take corrective action wherever required.
- Identify project bottlenecks and resolve issues proactively.

B. Industrial Construction

- Manage construction of industrial buildings, factories, warehouses, manufacturing facilities, commercial structures and related infrastructure.
- Handle RCC foundations, columns, beams, slabs, flooring, masonry, plastering and finishing works.
- Coordinate PEB/structural steel erection and associated civil works.
- Supervise industrial flooring, heavy-duty flooring, foundations for machinery/equipment and other specialized civil works.
- Coordinate construction of internal roads, drainage, storm-water systems, compound walls and other site infrastructure.
- Coordinate civil requirements for electrical, HVAC, plumbing, fire-fighting and other MEP services.
- Understand and manage civil interfaces between structural, architectural and MEP works.

C. Contractor & Vendor Management

- Identify, evaluate and coordinate with civil contractors, subcontractors and vendors.
- Review contractor work programs and manpower deployment.
- Allocate work fronts and ensure optimum utilization of manpower and equipment.
- Monitor contractor productivity and performance.
- Verify work measurements and coordinate with the commercial/accounts team for contractor bills.
- Ensure contractors comply with approved drawings, specifications, quality standards and safety requirements.
- Resolve contractor-related technical and execution issues.

D. Technical & Engineering Coordination

- Review and understand civil, structural, architectural and shop drawings.
- Coordinate with architects, structural consultants, MEP consultants and other technical consultants.
- Ensure construction is executed as per approved drawings and specifications.
- Raise RFIs/technical queries wherever clarification is required.
- Review BOQ, specifications and construction methodologies.
- Identify drawing discrepancies, design changes and site constraints.
- Ensure proper documentation of approved revisions and changes.

E. Quantity, Cost & Budget Control

- Monitor project quantities, material consumption and construction costs.
- Ensure execution remains within the approved project budget.
- Track variations, extra items and deviation statements.
- Review contractor measurements and bills before certification.
- Minimize material wastage and unnecessary project expenditure.
- Coordinate with the procurement and commercial teams for timely material availability.




- Monitor project cash-flow requirements related to execution.

F. Material & Resource Management

- Prepare material requirement plans in coordination with the procurement team.
- Ensure timely availability of cement, steel, RMC, aggregates, blocks, structural materials and finishing materials.
- Monitor material consumption against approved quantities.
- Ensure proper storage and handling of construction materials at site.
- Plan manpower, machinery, equipment and other resources according to project requirements.

G. Quality Control

- Ensure construction activities comply with approved quality standards, specifications and drawings.
- Coordinate with the QA/QC team for inspection and testing.
- Ensure proper testing of concrete, steel and other construction materials.
- Monitor RCC, reinforcement, shuttering, masonry, flooring and finishing quality.
- Ensure proper documentation of inspections and test reports.
- Identify defective work and ensure timely rectification.
- Implement quality-control procedures throughout the project lifecycle.

H. Safety & Compliance

- Ensure strict compliance with site safety policies and statutory requirements.
- Coordinate with the Safety Officer/EHS team for safe execution of works.
- Ensure contractors and workers follow PPE and safety requirements.
- Conduct/participate in regular safety meetings and site inspections.
- Ensure proper safety arrangements for excavation, lifting, working at height, structural erection and heavy machinery operations.
- Report and investigate site incidents and ensure corrective actions.

I. Progress Monitoring & Reporting

- Conduct daily site reviews and progress meetings.
- Prepare and submit Daily/Weekly/Monthly Project Progress Reports.
- Track planned vs. actual progress.
- Prepare project dashboards highlighting:
- Project progress
- Critical activities
- Delays
- Manpower
- Material status
- Contractor performance
- Cost status
- Quality issues
- Safety observations
- Escalate critical issues to senior management with proposed solutions.

J. Client & Consultant Coordination

- Coordinate with clients, consultants, architects and project stakeholders.
- Attend project review meetings.
- Present project progress, challenges and action plans.
- Maintain professional relationships with consultants and contractors.
- Ensure timely closure of consultant observations and site instructions.
- Coordinate inspections, approvals and project handover activities.

K. Project Completion & Handover

- Plan and execute project completion activities.
- Prepare snag/punch lists and ensure timely closure.
- Coordinate testing, commissioning and inspection activities wherever applicable.
- Ensure as-built drawings, warranties, test certificates and other project documents are collected.
- Coordinate final handover of the project to the client/operations team.
- Ensure project documentation is properly archived.

Required Technical Skills

- Strong knowledge of RCC construction and structural works
- Industrial construction experience
- Knowledge of PEB and structural steel construction
- Knowledge of foundations and industrial flooring
- Knowledge of construction materials and methods
- Knowledge of BOQ, quantity estimation and measurements
- Understanding of project scheduling and planning




- Knowledge of construction quality standards
- Understanding of MEP coordination
- Knowledge of construction safety practices
- Ability to read and interpret civil, structural and architectural drawings
- Knowledge of MS Excel and MS Office
- Working knowledge of AutoCAD
- Knowledge of MS Project / Primavera will be an advantage
- Experience with project monitoring/reporting systems will be preferred

Educational Qualification

Essential:

- B.E./B.Tech in Civil Engineering from a recognized institution.

Preferred:

- M.E./M.Tech in Construction Management or equivalent qualification.
- PMP/Project Management certification will be an added advantage.

Experience

- 10–15 years of relevant experience in civil construction/project management.
- Minimum 5 years of experience in a Project Manager / Senior Project Manager / Project Head role preferred.
- Proven experience in industrial construction projects is strongly preferred.
- Experience in factories, warehouses, manufacturing facilities, industrial parks, commercial buildings, PEB structures or large-scale infrastructure projects will be an advantage.

Authority & Decision-Making The Civil Project Manager will be authorized to:

- Direct day-to-day site execution activities.
- Allocate work fronts to contractors and site teams.
- Recommend contractor deployment and resource requirements.
- Stop/rectify work that does not comply with approved drawings, quality or safety requirements.
- Escalate major technical, commercial and schedule risks to management.
- Recommend corrective actions for delays and poor contractor performance.
- Coordinate with consultants for technical clarifications and approvals within delegated authority.

Ideal Candidate Profile The ideal candidate should be a hands-on Civil Project Manager with strong industrial construction exposure, capable of independently managing large-scale projects from planning through execution and final handover.

The candidate should have demonstrated experience in RCC construction, industrial structures, PEB, foundations, industrial flooring, contractor management, project scheduling, cost control, quality and safety management, along with the leadership capability to manage multidisciplinary project teams.

Pay: ₹50,000.00 - ₹60,000.00 per month
