We are looking for an experienced AGM Facility to oversee the overall operations, maintenance, safety, and service delivery of a large residential/community facility. The candidate will be responsible for ensuring smooth functioning of building systems, common areas, amenities, vendors, and support services while maintaining high standards of safety, compliance, and resident satisfaction.

Key Responsibilities

Facility Operations & Maintenance

- Manage day-to-day facility operations and maintenance activities.
- Ensure smooth functioning of electrical systems, DG sets, plumbing, STP, WTP, elevators, HVAC, and fire & life safety systems.
- Plan and monitor preventive and corrective maintenance schedules.
- Monitor equipment performance and minimize breakdowns and downtime.

Vendor & Contract Management

- Manage housekeeping, security, landscaping, pest control, and technical service vendors.
- Monitor vendor performance and ensure compliance with SLAs and service standards.
- Handle AMC/contract documentation, vendor coordination, and invoice verification.

Safety & Compliance

- Ensure compliance with statutory, fire safety, health, and environmental requirements.
- Conduct regular safety inspections and audits.
- Coordinate emergency preparedness, mock drills, and corrective actions.

Budget & Cost Control

- Prepare and monitor facility budgets and operational expenses.
- Identify cost-saving opportunities while maintaining service quality.
- Monitor maintenance costs and resource utilization.

Resident & Customer Management

- Handle resident/occupant complaints related to facility and maintenance services.
- Ensure timely resolution of service requests and maintain high customer satisfaction.




- Coordinate with residents' associations and other stakeholders when required.

Team & Asset Management

- Lead and supervise facility engineers, technicians, housekeeping, and support staff.
- Ensure effective manpower deployment and performance management.
- Maintain records of assets, warranties, maintenance history, inspections, and service activities.
- Plan asset replacement, upgrades, and improvement initiatives.

Reporting

- Prepare monthly MIS, maintenance, operational, and compliance reports.
- Track preventive maintenance, breakdowns, complaints, vendor performance, and facility KPIs.
- Provide regular updates to management.

Qualifications

- Bachelor's Degree/Diploma in Electrical, Mechanical, Civil Engineering, Facility Management, or a related field.
- MBA, Hospitality, Facility Management, Safety, or relevant skilled certification will be an advantage.

Experience

- 8-12 years of experience in Facility Management, Property Management, Residential Communities, Commercial Buildings, or Mixed-Use Developments.
- Experience in managing large residential communities is preferred.
