Junior Legal Counsel – Real Estate & Corporate

EXPERIENCE

Bengaluru -BTM Layout 2ndstage.

REPORTING TO

Chairman/Managing Director and Management, working closely with the Group’s external advocates and consultants.

ROLE OVERVIEW

NR Group is looking for a young, capable lawyer with 3–4 years of strong practical experience, preferably trained under a reputed advocate or law firm, to support NR Realty and other Group companies.

This is not intended to be a purely administrative legal role. We want someone who can progressively become the Group’s in-house legal resource for land acquisition, real-estate development, contracts, documentation, RERA and legal due diligence, while coordinating with senior external advocates for specialised matters and litigation.

KEY RESPONSIBILITIES

1. Land Acquisition & Title Due Diligence

The candidate will assist in reviewing land and property documents, preparing title-flow summaries, coordinating title verification and maintaining complete due-diligence files. The role will involve working with Sale Deeds, Mother Deeds, ECs, RTC/Pahani, Mutation Records, Khata/e-Khata, conversion orders, survey records, family trees, partition/release deeds, POAs and other relevant documents.

The lawyer should be able to identify missing documents, title inconsistencies, mortgages, litigation, access issues, third-party claims and other potential red flags, and coordinate with senior advocates for formal title opinions.

2. Land Purchase, JDA & JV Documentation

· Term Sheets and MOUs

· Agreements to Sell

· Sale Deeds

· Joint Development Agreements (JDA)

· Joint Venture / SPV agreements

· GPA/POA and development-authority documents

· Revenue-share and area-share arrangements

· Supplemental and amendment agreements

· Possession and closing documentation





The candidate should develop a robust understanding of the commercial implications behind legal clauses, rather than merely proofreading documents.

3. Real Estate Development & RERA

Support NR Realty projects from land acquisition through development and sale, including project documentation, RERA coordination, Agreements for Sale, customer documentation, conveyance documentation and project-related legal compliance.

4. Contracts & Commercial Legal Work

Review and assist with construction contracts, EPC agreements, consultant appointments, contractor agreements, purchase/work orders, vendor agreements, NDAs, service agreements and other commercial contracts for NR Realty, Spaceki and Group companies.

The lawyer should pay particular attention to scope, payment terms, performance obligations, warranties, indemnities, limitation of liability, termination, delay/default provisions, dispute resolution and risk allocation.

5. Registration & Government Coordination

Coordinate with advocates, document writers, surveyors and relevant government/registration offices for property registrations, document collection, searches, certified copies and other property-related requirements.

6. Litigation & External Counsel Coordination

Maintain a central litigation/legal-matter tracker, prepare case briefs, organise supporting documents, monitor hearing dates and actions, and coordinate with the Group’s external advocates.





The candidate will not be expected to replace specialist senior advocates. Complex title matters, major litigation, taxation and specialised regulatory issues will continue to involve appropriate external counsel.

WHAT WE ARE LOOKING FOR

The preferred candidate should have an LL.B. from a recognised institution and approximately 3–4 years of post-qualification practical experience.

We particularly value someone who has spent these years working directly under a respected advocate, senior counsel or good real-estate law practice, because we want practical exposure to documents, registrations, courts and transactions—not only theoretical knowledge.

Experience in Bengaluru/Karnataka real-estate matters will be strongly preferred.

The person should be comfortable reading property documents, understanding Kannada land/revenue documents where required, drafting in English, communicating with landowners and advocates, and working closely with business teams.

TECHNOLOGY & AI

NR Group is increasingly using ERPNext, ChatGPT and AI-assisted workflows across its businesses.

The successful candidate will be trained to use AI for document summarisation, title chronology, contract comparison, due-diligence checklists, issue identification and legal-document management—while understanding that professional legal judgment and verification remain with the lawyer and senior counsel.

PERSONAL QUALITIES

We are looking for someone who is sharp, meticulous, ethical, commercially aware and willing to learn. The candidate should be comfortable questioning incomplete documentation, following matters through to closure and clearly explaining legal risks to non-lawyers.

Pay: ₹40,000.00 - ₹50,000.00 per month
