Experience: 48 years The Project Manager will be the principal coordination point between the client, designers, consultants, contractors, vendors and site team managing - interior fit-out projects from pre-construction through execution and handover, and ensuring that work is completed within the approved scope, budget, program and quality standards.
1. Key responsibilities
Planning and Coordination
- Review architectural, interior, structural and MEP drawings before execution.
- Prepare the master program, procurement schedule and weekly work plans.
- Identify pending drawings, decisions, approvals and long-lead items.
- Coordinate between designers, consultants, contractors and specialist vendors.
- Ensure timely submission and approval of shop drawings, samples and mock-ups.
Site Execution Control
- Work closely with Site Supervisor.
- Plan the correct sequencing of civil, MEP, ceilings, flooring, joinery and finishing works.
- Conduct site and coordination meetings and record responsibilities and deadlines.
- Identify site constraints early and recommend practical solutions.
- Monitor manpower, productivity and contractor performance.
Procurement and Commercial Control
- Track procurement, manufacturing and material deliveries.
- Review measurements, running bills, variations and additional items.
- Ensure that additional work is not undertaken without written approval.
Quality and Safety Reviews
- Inspect materials and workmanship at appropriate stages.
- Ensure compliance with approved samples, specifications and quality standards.
- Issue observations and track corrective action and rework.
- Ensure contractors follow site safety, PPE and building-management requirements.
- Coordinate testing, commissioning and statutory or building-compliance certificates.
Reporting and Client Management
- Issue concise weekly reports covering progress, procurement, cost, quality and key risks.
- Highlight matters requiring client or designer decisions.
- Present critical matters as: Issue Impact Recommendation – Decision – Deadline – Owner.
- Maintain proper records of drawings, approvals, instructions, variations and meeting decisions.
- Escalate potential delays or cost overruns before they affect the project.
Completion and Handover
- Prepare and manage snagging and completion schedules.
- Coordinate testing and commissioning of all services.
- Ensure timely closure of defects.
- Compile warranties, manuals, certificates, as-built drawings and vendor details.
- Support final bill reconciliation and formal project handover.
Candidate Requirements
- Should have executed multiple Luxury residences of 5,000–20,000 sq. ft.
- 4+ years experience working for well-known Architects, Designers or PMC firms
- Degree or diploma in Civil Engineering, Architecture, Interiors or a related field.
- Expert level knowledge of civil, interiors, electrical, plumbing, HVAC, fire-fighting and automation works.
- Ability to read drawings, BOQs, specifications, contracts and project schedules.
- Proficiency in Excel, MS Project or similar planning software.
- Valuable written and verbal communication in English and Hindi.
- Capable of independently managing multiple project sites.
