Role Overview

Creative Square Consultants Pvt. Ltd. is seeking an experienced Project Manager with robust expertise in high-rise residential MIVAN projects. The role involves end-to-end project management, ensuring delivery within timelines, budget, quality standards, and contractual requirements in a PMC environment.

Act as the primary point of contact for the client, ensuring alignment on project delivery and expectations.

Key Responsibilities

Project Execution & Delivery

- Lead and manage overall project execution from inception to handover.

- Ensure timely completion of projects in line with approved schedules and milestones.

- Drive and be accountable for execution across civil, finishing, MEP, and infrastructure works.

- Ensure project delivery within defined timelines, budget, and quality benchmarks.

Planning & Monitoring

- Review and monitor project schedules (Primavera / MS Project).

- Track progress against baseline plans and implement corrective actions.

- Conduct critical path analysis and ensure adherence to timelines.

Cost & Budget Control

- Monitor project budgets, cost plans, and cash flow.

- Ensure cost control and optimize resource utilization.

- Review billing, contractor payments, and financial progress.

Contract & Stakeholder Management

- Manage contractors, consultants, and vendors to ensure performance and compliance.

- Handle contractual matters including variations, claims, and disputes.

- Liaise with client representatives and ensure alignment with project expectations.

Quality & Safety

- Ensure adherence to quality standards, specifications, and statutory regulations.

- Oversee QA/QC processes and ensure defect-free delivery.

- Ensure strict compliance with safety norms and site practices.

Coordination & Leadership





- Lead cross-functional teams including execution, MEP, QA/QC, and planning.

- Conduct regular review meetings and drive accountability across teams.

- Ensure effective communication among all stakeholders.

Reporting & Documentation

- Prepare and present project status reports, MIS, and dashboards.

- Track key project metrics (cost, time, quality).

- Ensure proper documentation for audits and client reviews.

Snagging & Handover

- Oversee final inspections, snagging, and de-snagging activities.

- Ensure timely project handover with all documentation and clearances.

Preferred Profile

- Prior experience in PMC / Client-side Project Management role.

- Exposure to large-scale or luxury residential developments.

- Strong leadership, stakeholder management, and decision-making skills.

- Ability to manage multiple contractors and teams effectively.

- Familiarity with Bangalore construction practices and regulatory requirements.

Reporting Structure

Reports to: Program Head / Director

Coordinates with: Execution Team, MEP Team, QA/QC Team, Contractors, and Client Representatives

Note

Designation/title will be aligned based on the candidate’s experience and internal evaluation.

Selection Note

Only candidates with proven high-rise residential MIVAN project management experience, strong leadership capabilities, and end-to-end project delivery exposure will be considered.

Eligibility Criteria

- BE / B.Tech in Civil Engineering (mandatory).

- 18–20 years of experience in managing high-rise residential projects.

- Mandatory exposure to MIVAN construction.

- Experience handling projects of G+20 floors and above.

- Strong knowledge of project planning, cost control, and execution management.

- Proficiency in Primavera P6 / MS Project and reporting tools.
