Key Responsibilities

1.

Payment

Review &

- Processing

- Review and validate monthly mortgage payments and payment histories.

- Review payoff quotes, early payoffs, payment reversals, adjustments, and related transactions.

- Monitor and investigate delinquencies, Early Payment Defaults (EPD), and early payoffs.

- Identify payment discrepancies and coordinate with relevant parties for resolution.

- Ensure accurate and timely processing of mortgage-related transactions.

2. Loan-Level Review &

- Servicer Coordination

- Perform detailed loan-level reviews covering balances, payment history, account status, delinquency status, and transaction activity.

- Provide loan-related information to counterparties, investors, sellers, and servicers.

- Communicate with sellers and servicers to resolve loan-level issues and discrepancies.

- Maintain accurate loan records and ensure timely follow-up on outstanding items.

3.

Escrow

Management

- Review property tax and homeowners insurance disbursements.

- Analyze escrow accounts, shortages, surpluses, and payment requirements.

- Perform escrow analysis and identify discrepancies or incorrect disbursements.

- Coordinate with servicers and other stakeholders to resolve escrow-related issues.

4. Default &

- Loss Mitigation

- Review delinquent borrower accounts for loss mitigation and default proceedings.

- Analyze requests related to mortgage assistance programs, loan modifications, forbearance, recast, foreclosure, and REO.

- Review borrower eligibility and supporting documentation for applicable loss mitigation programs.

- Track delinquency status and ensure appropriate action is initiated within defined timelines.

- Identify potential risks and escalate exceptions appropriately.

5. Loan Boarding &

- Maintenance

- Support post-purchase loan boarding activities and coordinate with sellers and servicers.

- Track loans from acquisition through successful boarding with the applicable servicer.

- Validate that loans are boarded under the correct Investor ID, MSP, and servicing platform/account.

- Maintain accurate loan-level data and investigate boarding exceptions.

- Coordinate with sellers/servicers to resolve missing or inaccurate loan information.

6.

Interim Funds

Review

- Perform loan-level review and tracking of payments received by previous servicers or sellers.

- Validate payments made prior to loan boarding or servicing transfer.

- Track interim funds and ensure applicable payments are remitted to the organization.

- Research and resolve unidentified, missing, or unmatched payments.

7.

Loan Boarding

Audits

- Perform detailed post-boarding audits at the loan level.

- Validate:

- Principal balance

- Interest rate





- Next payment due date

- Note details
- Interest-only periods

- Loan terms

- Maturity date

- Payment terms

- Escrow information

- Investor/fund allocation

- Identify boarding errors and coordinate corrective actions with servicers.

- Ensure loans are boarded into the correct investor funds and servicing accounts.

8.

Investor

Reporting &

- Reconciliation

- Perform investor reporting activities and validate investor-level reporting.

- Reconcile remittance reports and loan-level transactions.

- Investigate and resolve discrepancies between investor reports, servicer data, and internal records.

- Support investor accounting activities and maintain accurate reporting.

- Prepare exception and reconciliation reports for management review.

9.

Loan Document

Review

- Review post-closing loan documentation for completeness, accuracy, and compliance with applicable requirements.

- Review borrower identification documents such as:

- SSN

- Passport

- Driver's License

- National ID

- Review income and financial documentation including:

- Pay stubs
- W-2

- Verification of Employment (VOE/WVOE)
- Tax returns / Form 1040

- Bank statements
- Investment and mutual fund statements

- Dividend income documentation

- Gift letters
- 401(k) and IRA statements

- Award/income letters
- Review collateral documentation including appraisal reports and title documents.

- Review business tax returns and supporting documentation where applicable.

10.

Mortgage

Underwriting & 4Cs

- Apply knowledge of the 4Cs of mortgage underwriting: Credit, Capacity, Capital, and Collateral.

- Perform mortgage underwriting due diligence based on applicable AUS, FNMA, lender, and investor guidelines.

- Review borrower credit and income information to assess repayment capacity.

- Calculate qualifying income based on various compensation structures, including:

- Hourly

- Weekly
- Bi-weekly

- Semi-monthly

- Monthly

- Review variable income, overtime, bonus, commission, self-employment, and other eligible income sources where applicable.

11. Financial &

- Risk Ratio Analysis

- Calculate and validate:

- HTI – Housing-to-Income Ratio

- DTI – Debt-to-Income Ratio

- LTV – Loan-to-Value

- CLTV – Combined Loan-to-Value

- High-LTV

- Evaluate borrower financial position, repayment capacity, collateral value,



and associated credit risk.

- Identify loans requiring additional review or escalation.

12. Fraud &

- Risk Assessment

- Review third-party fraud and risk assessment reports.

- Perform checks against applicable:

- OFAC

- SDN databases

- Title reports
- Nationwide Mortgage Licensing System (NMLS)

- Other applicable fraud and compliance databases

- Identify red flags, inconsistencies, and potential fraud indicators.

- Escalate potential fraud and high-risk cases in accordance with established procedures.

- Support measures designed to mitigate financial and operational risk.

13.

Credit

Review

- Review borrower creditworthiness and credit history.

- Analyze credit scores, payment history, outstanding obligations, and credit inquiries.

- Review credit reports from major credit bureaus, including:

- Experian

- Equifax

- TransUnion

- Identify adverse credit indicators, discrepancies, and potential risks.

14. Reporting &

- Client Communication

- Perform end-to-end loan-level reviews and maintain accurate documentation.

- Prepare daily, weekly, and monthly operational/business reports.

- Track productivity, quality, exceptions, aging, and outstanding items.

- Prepare management reports and communicate key observations and risks.

- Communicate with clients, sellers, servicers, counterparties, and internal stakeholders through email and conference calls.

- Ensure timely resolution and closure of client queries.

Required Skills &

- Qualifications

- Bachelor's degree in Finance, Accounting, Business Administration, Economics, or a related discipline.

- 5–8 years of relevant experience in US Mortgage Operations / Mortgage Servicing / Loan Review / Mortgage Underwriting.

- Strong understanding of the US Mortgage lifecycle, including origination, servicing, boarding, default, loss mitigation, and investor reporting.

- Hands-on experience in loan-level review, reconciliation, and quality control.

- Robust knowledge of mortgage documentation and borrower financial documents.

- Good understanding of FNMA guidelines and AUS-based underwriting.

- Knowledge of mortgage servicing platforms such as MSP and other loan servicing systems is preferred.

- Strong analytical and problem-solving skills.

- Excellent attention to detail and ability to identify data discrepancies.

- Strong written and verbal communication skills.

- Ability to communicate effectively with US-based clients, servicers, sellers, and counterparties.

- Strong proficiency in MS Excel, including data analysis, lookup functions, Pivot Tables, and reconciliation.

- Ability to work independently and manage multiple priorities within strict SLA timelines.
