Senior Quantity Surveyor (Fitout, Furniture & Construction)
Location: Calicut, Kerala – Onsite

Role Overview
We are looking for an experienced Quantity Surveyor with strong, hands-on expertise across fitout, furniture, and general construction projects, and a proven background in handling procurement. The successful candidate will own the commercial lifecycle of projects end-to-end — from initial quantity take-offs, tendering, and procurement through to final account closure and post-completion profit reconciliation. This is a senior, end-to-end role suited to a commercially astute skilled who is equally comfortable in pre-contract estimating, procurement, and post-contract cost management.
You will work closely with project managers, design teams, furniture manufacturers, contractors, and suppliers to ensure each project is delivered within budget while protecting commercial margins.
Key Responsibilities
Pre-Contract
- Review architectural, MEP, interior design, and furniture drawings to prepare detailed quantity take-offs for fitout, furniture, and construction packages.
- Develop comprehensive Bills of Quantities (BOQs) and cost estimates aligned with project scope, specifications, and client briefs.
- Prepare detailed cost build-ups for loose and built-in furniture, covering materials, hardware, finishes, fabrication, delivery, and installation.
- Prepare tender documentation, manage the tendering process, and evaluate contractor and supplier bids.
- Carry out cost planning, benchmarking, and value engineering exercises to optimise project budgets.
- Negotiate with contractors, subcontractors, and vendors on rates, terms, and contractual clauses.
- Support contract drafting, review, and finalisation in coordination with legal and project teams.
Procurement
- Plan and manage procurement for fitout materials, furniture, and construction packages in line with project programmes and budgets.
- Issue RFQs, prepare bid comparisons, recommend suppliers, and raise purchase orders.
- Source and procure furniture components and materials (boards, laminates, veneers, hardware, upholstery, fabrics, and loose furniture) from local manufacturers and,
where required, imports.
- Track lead times, deliveries, and logistics to site, and coordinate with site and QC teams on inspections and factory visits.
- Reconcile orders, deliveries, and invoices, and keep procurement records and cost reports up to date.
Post-Contract
- Manage cost control and budget tracking through all stages of project execution.
- Prepare and certify monthly interim payment applications, subcontractor valuations, and supplier payment certificates.
- Assess, value, and negotiate variations, claims, and extensions of time.
- Maintain accurate cost reports, cash flow forecasts, and commercial risk registers.
- Liaise with site teams, clients, and consultants on commercial and contractual matters throughout project delivery.
- Prepare and agree final accounts on project completion.
- Conduct post-project commercial reconciliation, including profit and loss analysis, and present findings to senior management.
Supply Chain Development
- Build, develop, and maintain a robust supply chain network across India, identifying and onboarding reliable furniture manufacturers, joinery workshops, vendors, subcontractors, and material suppliers in key cities and regions where Kidzink undertakes projects.
- Establish geographically diversified sourcing options to reduce dependency on single locations and ensure cost, quality, and delivery resilience for fitout, furniture, and construction packages.
- Negotiate and put in place framework agreements, rate contracts, and preferred-vendor arrangements that support competitive pricing and consistent service standards across multiple project sites.
- Continuously evaluate vendor performance, expand the approved supplier database, and benchmark regional market rates to keep the supply chain commercially efficient as the business grows across new locations.
Required Skills & Experience
- 7–9 years of demonstrable experience as a Quantity Surveyor with significant exposure to fitout, furniture,
and construction projects.
- Proven track record of independently managing pre-contract, procurement, and post-contract commercial responsibilities, covering:
- ◦Quantity take-offs, BOQ preparation, and cost estimation
- ◦ Tendering, contractor negotiation, and hands-on procurement (RFQs, supplier evaluation, purchase orders, and delivery follow-up)
- ◦ Variation management, payment certification, and final accounts
- ◦ Post-completion project profit and loss reconciliation
- Bachelor’s degree in Civil Engineering, Construction Management, or related discipline.
- Strong working knowledge of standard forms of contract (FIDIC, JCT, or equivalent local forms).
- Strong understanding of fitout-specific scopes including joinery, flooring, partitions, ceilings, finishes, and FF&E;, alongside general civil, structural, and MEP works.
- Good working knowledge of furniture materials, hardware, finishes, and manufacturing processes, with the ability to cost and procure both loose and built-in furniture.
- Strong analytical, numerical, and problem-solving skills with attention to detail.
- Commercially astute with sound judgement, negotiation skills, and the ability to manage multiple projects concurrently.
- Ability to collaborate effectively with technical, design, and finance stakeholders.
Preferred Skills & Experience
- Experience working outside Kerala (other Indian states, GCC, or international markets) is strongly preferred.
- Experience working with or for a furniture manufacturer or joinery factory.
- Advanced Microsoft Excel skills; familiarity with MS Project, Primavera, or comparable scheduling tools.
- Working knowledge of AutoCAD for drawing review and take-offs.
- Experience using ERP or procurement systems for purchase orders and supplier management.
- Exposure to education, hospitality, retail, or premium commercial fitout projects; school or early learning furniture is an advantage.
- Experience working with international design consultants or main contractors.
- Interest in long-term career growth within a design-led, multi-geography organisation.
Pay: ₹40,000.00 - ₹100,000.00 per month
