Job Summary
The Senior Architect – Head Design &
- Planning is responsible for leading the architectural design, master planning, and project planning functions for residential, commercial, mixed-use, and township developments. The role ensures that projects are aesthetically appealing, technically sound, cost-effective, sustainable, and compliant with statutory regulations. The incumbent will coordinate with consultants, engineering teams, project execution teams, marketing, sales, and government authorities to deliver projects in line with business objectives and timelines.

Strategy &
- Leadership
- Develop and implement the company's design philosophy and architectural standards.
- Lead concept development, master planning, and detailed design for all projects.
- Establish design guidelines and standardization across projects.
- Review and approve all architectural drawings before issue for execution.

Master
Planning &
- Concept Design
- Lead site planning, land utilization, zoning, and project feasibility studies.
- Develop cutting-edge concepts for residential, commercial, and mixed-use developments.
- Optimize project layouts to maximize efficiency, customer appeal, and profitability.
- Ensure compliance with local development regulations and planning norms.

Architectural Design
Management
- Manage all stages of architectural design from concept to construction drawings.
- Review schematic, detailed,
and Good for Construction (GFC) drawings.
- Coordinate design revisions based on project requirements.
- Ensure timely delivery of design packages.
4. Planning &
- Project Coordination
- Coordinate with Structural, MEP, Landscape, Interior, and Liaison consultants.
- Participate in project planning meetings.
- Resolve design-related issues during execution.
- Support project teams with technical clarifications and design modifications.
5. Regulatory &
- Statutory Approvals
- Ensure compliance with Development Control Regulations (DCR), National Building Code (NBC), RERA, Fire Safety, Environmental regulations, and local authority requirements.
- Coordinate with liaison consultants for approvals from municipal and statutory authorities.
- Review submissions for sanctions, commencement certificates, occupancy certificates, and other approvals.

- Cost Optimization
- Identify opportunities for value engineering without compromising quality.
- Recommend alternative materials and construction methodologies.
- Coordinate with Procurement and Projects to optimize project costs.
- Monitor design changes impacting project budgets.

- Design Standards
- Ensure high-quality architectural deliverables.
- Maintain standard design documentation and quality control procedures.
- Conduct design audits and peer reviews.
- Promote sustainable and energy-efficient design practices.
8. Team Leadership &
- Development
- Lead, mentor, and develop the Design &
- Planning team.
- Allocate responsibilities and monitor project workloads.
- Conduct performance reviews and technical training.
- Develop succession plans for key design roles.
9. Technology &
- Innovation
- Promote the use of BIM, AutoCAD, Revit, SketchUp, and other design technologies.
- Drive digital transformation within the design department.
- Introduce innovative construction technologies and sustainable design practices.
10. Reporting &
- Management Review
- Prepare weekly and monthly design progress reports.
- Monitor project design schedules.
- Present design proposals and status updates to senior management.
- Track design milestones and consultant performance.
Qualification
- Bachelor's Degree in Architecture (B.Arch.) – Mandatory.
- Master's Degree in Architecture, Urban Planning, or Project Management – Preferred.
- Registered with the Council of Architecture (COA).
Experience
- 15–20 years of experience in architectural design and planning.
- Minimum 7 years in a leadership role.
- Extensive experience in residential, commercial, township, and mixed-use real estate projects.
- Experience in managing multidisciplinary consultants and large-scale developments.
