Role Description

We are looking for a Building Project Manager to manage building repair, maintenance, renovation, refurbishment, and minor construction projects for our clients. The role involves assessing site requirements, planning and costing works, supervising contractors, and ensuring completion within approved timelines, budgets, and quality standards. Lead this division to execute the existing clients' projects and bring new business

Package: 7 to 8 Lakh LPA

Key Responsibilities

- Conduct building inspections to identify repair, maintenance, and improvement requirements.
- Manage civil works, including waterproofing, painting, flooring, masonry, plumbing repairs, and interior refurbishment.
- Coordinate electrical, HVAC, fire safety, and other building services works with qualified technical teams.
- Prepare project scopes, Bills of Quantities (BOQs), cost estimates, schedules, and resource plans.
- Review drawings, specifications, and contractor proposals before execution.
- Obtain quotations, evaluate vendors, and recommend contractors based on capability, cost, and delivery commitments.
- Supervise site execution, workmanship, material quality, and progress against approved plans.
- Coordinate with clients, consultants, facility teams, vendors, and contractors to resolve site issues.
- Plan work in occupied buildings to minimise disruption to daily operations.
- Ensure applicable work permits, safety precautions, and site procedures are followed.
- Track project expenditure, control material wastage, and obtain approval for additional works or scope changes.
- Verify measurements, contractor bills, and completed work before recommending payment.
- Maintain progress reports, inspection records, photographs,



and project documentation.
- Complete snag rectification, testing, commissioning where applicable, and formal project handover.
- Track warranties and ensure closure of defects during the agreed liability period.

Qualifications and Experience

- B.E./B.Tech in Civil Engineering preferred; Diploma in Civil Engineering with relevant experience may also be considered.
- Approximately 6–10 years of relevant experience, including independent responsibility for building repair, renovation, or refurbishment projects.
- Experience in facilities management, commercial buildings, corporate campuses, institutions, hotels, or residential developments preferred.
- Practical knowledge of civil maintenance and coordination of mechanical, electrical, and plumbing services.
- Experience in BOQ preparation, estimation, contractor management, billing verification, and project handover.

Required Skills

- Ability to read drawings and interpret technical specifications.
- Solid project planning, cost control, and site supervision skills.
- Working knowledge of AutoCAD, MS Excel, and project scheduling tools.
- Good communication, negotiation, and problem-solving abilities.
- Ability to manage multiple projects and travel to sites as required.

- Completion of projects within approved timelines and budgets.
- Quality of workmanship and timely closure of snags.
- Compliance with site safety requirements.
- Accuracy of estimates, measurements, and billing verification.
- Client satisfaction and timely handover documentation.

Candidate Profile A hands-on professional who can independently manage building works from initial assessment to final handover, with strong contractor supervision and coordination skills.
