1. Position Purpose

The Product Manager – Housing Loans will be responsible for managing and strengthening the Company's Housing Loan product portfolio, with a focus on product strategy, customer proposition, pricing, process improvement, business growth and portfolio performance. The role will work closely with Business, Credit, Operations, Risk, Legal, Compliance, Technology, Finance and Analytics teams to develop and implement customer-centric housing loan products and ensure alignment with the Company's business strategy, regulatory requirements and risk appetite.
1. Key Responsibilities

A. Product Strategy & Management
- Develop and implement the product strategy for Housing Loans in line with the Company's business plan and growth objectives.
- Own the complete product lifecycle, from product conceptualisation and launch to periodic review and rationalisation.
- Identify opportunities for current housing loan products, variants, customer segments and propositions.
- Review existing product features, eligibility criteria, loan tenure, pricing, fees, charges and other product parameters.
- Develop differentiated customer propositions for salaried, self-employed and other relevant customer segments.
- Benchmark the Company's products against competitors and identify opportunities for improvement.

B. Business Growth & Portfolio Management
- Partner with Business/Sales teams to drive sustainable growth in the Housing Loan portfolio.
- Analyse disbursement, sanction, conversion, ticket size, yield, customer acquisition and portfolio trends.
- Identify business opportunities across geographies, customer segments and distribution channels.
- Develop product-level initiatives to improve sourcing, conversion and customer retention.
- Monitor product profitability and portfolio performance and recommend corrective actions where required.

C. Pricing & Product Economics
- Conduct periodic review of product pricing and benchmark rates against market practices.
- Undertake product-level profitability and contribution analysis.
- Work with Finance and Business teams on pricing, spreads, fees and other commercial parameters.
- Prepare business cases for changes in product pricing, features, policies and customer propositions.
- Ensure product changes are commercially viable and aligned with the Company's risk-return objectives.

D. Market & Competitor Intelligence
- Track developments in the Housing Finance and Home Loan market.
- Conduct competitor benchmarking covering:

- Interest rates and pricing

- Product features

- Eligibility norms





- Processing fees and charges
- Loan-to-value parameters

- Customer segments

- Digital journeys

- Distribution models
- Translate market insights into actionable product and business initiatives.

E. Product Process & Customer Journey
- Identify opportunities to simplify and improve the end-to-end customer journey.
- Work with Operations and Technology teams to improve turnaround time and process efficiency.
- Identify process gaps affecting customer experience, conversion and business productivity.
- Support digitisation and automation of key product journeys.
- Develop product/process requirements and coordinate with Technology for implementation.
- Monitor product-related customer feedback and initiate improvement measures.

F. Policy, Risk & Regulatory Coordination
- Coordinate with Credit, Risk, Legal and Compliance teams for product design and modifications.
- Ensure all product features and processes are aligned with applicable RBI/NHB regulations and internal policies.
- Assess product risks and incorporate appropriate controls into product design.
- Prepare product proposals and obtain approvals from appropriate authorities, including Management/NRC/Board wherever applicable.
- Ensure proper documentation and communication of approved product changes.

G. Product Analytics & MIS
- Develop and maintain product dashboards covering key business and portfolio metrics.

1. Candidate Profile

Education:

- MBA/PGDM in Finance, Marketing, Strategy, Business Management or equivalent.
- Graduation in any relevant discipline.
- BFSI/Housing Finance qualifications will be an added advantage.

Experience:

- Approximately 8–12 years of relevant experience in Housing Finance, Retail Lending, Home Loans or BFSI Product Management.
- Experience in Housing Finance / NBFC / Bank preferred.
- Candidates with strong experience in Home Loan product management, pricing, policy, business strategy or retail lending will be preferred.

1. Role Expectations

The incumbent is expected to function as the Product Owner for Housing Loans, translating market and customer requirements into commercially viable product propositions and ensuring effective implementation across the organisation. The position will have significant interaction with Senior Management and cross-functional stakeholders and will contribute to the Company's Housing Loan growth strategy, product competitiveness, customer experience and portfolio profitability.

Annual CTC: 25–28 Lakhs, depending on experience, current compensation and suitability for the role.
