About the Role
We are looking for an experienced Airbnb Virtual Assistant to manage the day-to-day online operations of our short-term rental properties.

Note: This is not a general VA position. The ideal candidate must have extensive hands-on Airbnb experience and be able to work independently with minimal supervision. If you dont have prior Airbnb VA experience, this role is not for you.

Key Responsibilities
• Manage multiple Airbnb listings, reservations, calendars, and booking settings.
• Handle guest communication from pre-booking inquiries through checkout.
• Respond to guests promptly and professionally and resolve issues effectively.
• Coordinate remotely with local cleaners, maintenance teams, and vendors.
• Monitor upcoming check-ins/check-outs and ensure properties are prepared for guests.
• Optimize listings, including titles, descriptions, amenities, and photos.
• Monitor occupancy, pricing, revenue, reviews,



and listing performance.
• Handle Airbnb cancellations, refunds, disputes, Resolution Center cases, and Airbnb Support communications.
• Experienced in Airbnb damage claims, including gathering evidence, submitting claims, and following up through resolution.
• Handle Airbnb review disputes and review removal requests, including preparing supporting documentation and communicating with Airbnb Support.
• Monitor and respond to guest reviews professionally.
• Maintain accurate property records, reports, and operational task lists.
• Identify operational issues and take proactive action before they become guest complaints.

Requirements
• 3+ years of extensive hands-on Airbnb experience.
• Proven experience managing multiple Airbnb/short-term rental listings.
• Fluent in spoken and written English – mandatory.
• Hands-on experience with Airbnb damage claims and review disputes/removal requests.
