About the Role

We are looking for a seasoned, senior-level Accountant with hands-on expertise in the construction and real estate sector. The ideal candidate will take ownership of end-to-end financial operations, project accounting, cost management, and statutory compliance—with a specialized, rigorous understanding of RERA (Real Estate Regulatory Authority) financial regulations, escrow account management, and construction-specific accounting standards.

Key Responsibilities

1. Construction & Project Accounting

- Manage full-spectrum accounting operations specifically tailored for real estate development and construction projects.
- Implement and monitor project-wise cost accounting, tracking budget versus actual expenditures for materials, labor, contractors, and overheads.
- Oversee subcontractor billings, running account (RA) bills, milestone certifications, advances, and retention money accounting.
- Handle inventory valuation for under-construction properties, raw materials, and work-in-progress (WIP).

2. RERA Compliance & Financial Reporting

- Ensure strict adherence to RERA guidelines, including maintaining separate project-wise bank accounts (70% collection rule compliance).
- Coordinate closely with statutory auditors and chartered accountants to file mandatory quarterly and annual RERA financial certificates (Form 3, Form 4, etc.).
- Track escrow account inflows and outflows in compliance with state-specific RERA mandates.





3. Financial Standards & Statutory Compliance

- Apply relevant accounting standards applicable to the real estate sector (such as Ind AS 115 / Guidance Note on Real Estate Transactions regarding revenue recognition over time vs. project completion method).
- Handle direct and indirect taxation, including GST compliance for under-construction properties, TDS on contractor payments, and royalty filings.
- Manage statutory audits, tax audits, and internal control reviews.

4. Financial Management & Reporting

- Prepare monthly, quarterly, and annual financial statements, cash flow projections, and liquidity forecasts to ensure smooth project execution.
- Monitor accounts receivable from flat/unit buyers, coordinate with sales teams on milestone-based demand letters, and manage accounts payable for vendors.
- Streamline financial processes, implement robust internal controls, and optimize working capital management.

Key Requirements & Qualifications

- Education: B.Com / M.Com / CA Inter / CMA / MBA (Finance).
- Experience: 10+ years of dedicated accounting experience working within real estate development firms, builder groups, or heavy construction/infrastructure companies.
- Technical Knowledge:
- Expert command over RERA accounting, escrow regulations, and compliance frameworks.
- Deep understanding of construction accounting standards, revenue recognition principles, and percentage-of-completion methods.
- Proficient in ERP systems, Tally Prime, advanced MS Excel, and automated accounting workflows.
- Attributes: Robust analytical mindset, meticulous attention to detail, proactive compliance management, and the ability to operate independently at a senior level.
- Availability: Immediate joiners or candidates with a very short notice period will be given preference.
