Job Description

Key Roles & Responsibilities

- Supervise day-to-day MEP operations across the residential apartment.

- Monitor and maintain Electrical, HVAC, Plumbing, DG, STP, WTP and Fire & Safety systems.

- Conduct regular inspections and ensure all equipment is operating safely and efficiently.

- Coordinate preventive and breakdown maintenance activities.

- Supervise technicians, electricians, plumbers and other maintenance staff.

- Attend and resolve resident complaints and maintenance requests within the required timeline.

- Coordinate with vendors, AMC contractors and service providers for maintenance and repairs.

- Maintain records of equipment, breakdowns, preventive maintenance and service activities.

- Ensure compliance with SOPs, safety standards and statutory requirements.

- Monitor energy and utility consumption and identify opportunities for improvement.





- Handle emergency situations such as power failure, water leakage, equipment breakdown and fire-related issues.

- Prepare daily/weekly maintenance reports and update the Facility Manager.

Required Skills

- Strong knowledge of MEP systems and residential building services.

- Electrical and basic mechanical/plumbing troubleshooting skills.

- Positive team supervision and manpower management.

- Preventive & corrective maintenance knowledge.

- Vendor and contractor coordination.

- Good communication and resident-handling skills.

- Ability to handle breakdowns and emergencies.

- Knowledge of MS Excel, maintenance records and reporting.

- Basic knowledge of BMS, DG, HVAC, STP/WTP and fire-fighting systems.

- Strong problem-solving and decision-making skills.

- Knowledge of safety procedures and statutory compliance.

Preferred Qualification

Diploma / B.E. / B.Tech – Electrical / Mechanical

Experience: 2–5 years in MEP / Facility Management / Residential Apartments.
