Position Summary
Fund Accountant role is part of a team responsible for recording, reviewing, and reporting corporate and legal-entity activity that supports the broader fund platform, including debt, equity/capital activity, intercompany, holding company G&A;, and joint venture accounting.
Essential Duties
- Manage day-to-day processing and approval workflow for invoices and fund/entity-related payables, including coding, supporting documentation, routing, and exception resolution.
- Process, review, and reconcile capital activity (contributions, distributions, transfers, and reclasses) in the subledger; tie to bank activity and supporting documents, reconcile capital statements monthly, and investigate variances.
- Execute monthly close activities for assigned funds/entities, including consolidations and eliminations performed within the system (property-level up to upper-level entities); validate entity roll-ups, mapping, and intercompany eliminations to ensure complete and accurate reporting.
- Prepare and/or review monthly journal entries for debt activity across single-tranche and multi-tranche, fixed- and variable-rate debt, including interest rate swaps/hedge accounting where applicable; record interest accruals, amortization of deferred financing costs, and interest expense classification; reconcile debt schedules to supporting schedules and perform month-over-month variance analysis.
- Perform fund-level G&A; and expense analytics (trend/variance, accrual reasonableness, and anomaly detection); summarize key drivers and follow up with business partners to resolve unusual items.
- Maintain complete and well-organized fund workpapers and support schedules (balance sheet reconciliations, data completeness checks, rollforwards, and fluctuation analysis) that tie out to the GL/subledger and support internal controls and financial reporting requirements.
- Support equity-method and non-controlling-interest accounting for joint ventures: the system calculates the equity pickup and performs shadow booking from JV partner trial balances; review JV financial packages, ownership allocations, and reconciliation of investment balances and related income/expense, and perform the related analysis.
- Track and record equity transactions (contributions and distributions) properly within the system.
- Complete monthly reconciliation and certification tasks in BlackLine, including preparation of account reconciliations,
self-certification of completed reconciliations for manager review and approval, clearing of reconciling items, and timely escalation of aging items.
- Prepare, reconcile, and explain intercompany activity within a complex, multi-entity legal structure; ensure proper settlement and timely clearing, flagging intercompany activity for entities within the same tax structure as appropriate.
- Partner with Transactions accounting to obtain information required to record acquisitions, dispositions, refinancings, and other one-time events; prepare supporting entries/schedules and ensure proper cut-off and documentation.
- Support ongoing process improvement efforts: document procedures, identify control gaps, recommend standardization, and build/maintain templates that reduce manual work and rework.
- Prepare audit-ready support for external auditors (PBC schedules, confirmations support, sampling requests) and internal stakeholders; ensure responses are accurate, well-referenced, and delivered on time.
- Prepare and deliver GAAP-basis reporting support to BX/third-party administrators (close packages, trial balances, rollforwards, and tie-outs between reporting outputs and source systems) under tight month-end timelines; assist with inquiries and variance explanations as needed.
- Operate effectively in a global delivery model: follow documented SOPs, provide clear status updates, maintain issue logs, and escalate breaks/risks promptly to onshore leads; ensure clean end-of-day handoffs and continuity across time zones.
- Leverage technology to improve efficiency: build and enhance Excel models/templates, use Power Query or similar tools for repeatable data preparation, and safely pilot AI-enabled drafting/summarization for workpapers and communications while protecting confidential information and following company policy.
- Execute and evidence key controls (including review sign-offs, reconciliation standards, and retention requirements); ensure work meets internal control expectations and is ready for management review.
- Exercise independent judgment on routine determinations (e.g.,
accrual estimates, reclass characterization) as experience develops post-training, escalating complex or first-instance items for review.
- Perform other duties and/or special projects as assigned.
Key Requirements
- 3+ years of relevant fund/real estate accounting experience (fund accounting, public accounting, corporate accounting, or financial reporting); prior fund accounting experience with audit exposure strongly preferred.
- Bachelor's or master's degree in Accounting, Finance, or Commerce (B.Com/M.Com/MBA-Finance) required; CPA or equivalent (or progress toward) a plus.
- Real estate industry experience preferred, including exposure to acquisitions/dispositions, joint ventures, and property-level to fund-level rollups.
- Working knowledge of debt accounting across single- and multi-tranche, fixed- and variable-rate structures, including interest rate swaps/hedge accounting concepts.
- Experience with fund accounting systems and close tools preferred (e.g., Yardi Investment Manager and/or other ERPs, subledgers, BlackLine or similar reconciliation platforms).
- Advanced Excel skills (pivot tables, XLOOKUP/INDEX-MATCH, Power Pivot, complex formulas) and comfort working with large datasets.
- Strong attention to detail and ownership mindset; consistently produces accurate work under close deadlines with minimal supervision.
- Clear written and verbal communication skills; able to summarize issues, document conclusions, and coordinate effectively with onshore/offshore stakeholders across time zones; comfortable responding quickly with a critical-thinking, self-starter mindset.
- Demonstrated ability to follow and improve standard operating procedures (SOPs), maintain organized workpapers, and meet service-level expectations for turnaround time and quality, particularly during the intensified month-end close window.
- Strong controls mindset: understands the importance of evidence, review, and audit trails; comfortable working in a controlled close workplace with documented approvals.
- Technology- and automation-oriented; willing to learn and responsibly use emerging AI tools to reduce manual effort (e.g., first drafts of reconciliations/memos, checklist creation, variance commentary) while adhering to confidentiality and security requirements.
- Willing to take on new challenges and complex work as capability matures beyond initial training.
