A Business Development Manager (BDM) in a real estate redevelopment company is primarily responsible for acquiring recent redevelopment projects, securing land monetization deals, and pitching redevelopment proposals to housing societies, landowners, and stakeholders. They act as the bridge between housing society committees, landowners, and the real estate developer to initiate and close joint ventures or redevelopment agreements.
Lead Generation: Identifying old housing societies, dilapidated buildings, or underutilized land parcels ripe for redevelopment.
- Market Research: Analyzing local zoning laws, Development Control Regulations (DCR), and available Floor Space Index (FSI) to check project feasibility.
- Networking: Building relationships with local brokers, architects, society committee members, and legal advisors to get early leads.
Society Liasoning & Pitching
- Client Presentations: Pitching the developers profile, financial strength, and past track record to housing society members and management committees.
- Offer Formulation: Working with technical teams to draft attractive commercial offers, including corpus funds, rent for temporary accommodation, and additional carpet area for existing members.
- Grievance Redressal: Conducting town-hall style meetings with society residents to clear doubts, build trust, and resolve conflicts regarding the redevelopment process.
