Industry: Interior Fit-Out / Commercial Interiors.

We are looking for an experienced Commercial professional to join our Visakhapatnam team and manage commercial estimation, rate analysis, quotations, procurement coordination and client/vendor negotiations.

Key Responsibilities

- Prepare detailed rate analysis for interior fit-out and electrical works.
- Develop and maintain knowledge of material, labour and installation rates across India.
- Prepare BOQ-based client quotations, commercial proposals and cost estimates.
- Analyse project BOQs, drawings, specifications and scope of work to identify commercial requirements.
- Obtain and compare quotations from suppliers and subcontractors.
- Negotiate material prices, subcontractor rates, payment terms and delivery schedules with suppliers and vendors.
- Negotiate with clients regarding project rates, scope variations, extra works, exclusions and commercial terms.
- Review client BOQs and identify discrepancies, missing items, exclusions and potential additional works.
- Prepare rate analysis for extra items and variation works and support the project team in obtaining approvals.
- Coordinate with estimation, procurement and execution teams to ensure commercially viable project pricing.
- Prepare comparative statements and vendor/subcontractor evaluations.
- Track material price fluctuations and maintain an updated Pan-India rate database.
- Support project teams with commercial decisions related to materials, labour and subcontracting.




- Assist in preparation of purchase orders, work orders, rate revisions and commercial documentation.
- Monitor project margins and highlight potential cost overruns or commercial risks.
- Maintain records of quotations, negotiated rates, vendor offers and approved rates for future projects.

Required Skills

- Strong knowledge of commercial interior construction materials and current market rates.
- Valuable understanding of interior civil and finishing works, carpentry, gypsum, flooring, glazing, aluminium, fabrication, painting, signage and related works.
- Good knowledge of electrical works and electrical material rates.
- Strong ability to prepare detailed rate analysis from first principles.
- Understanding of labour productivity, wastage, material consumption and installation costs.
- Excellent negotiation and communication skills.
- Ability to negotiate effectively with both clients and suppliers/subcontractors.
- Strong knowledge of Excel and commercial estimation tools.
- Ability to independently prepare professional client quotations and commercial proposals.
- Positive analytical and numerical skills.
- Ability to work under tight deadlines and handle multiple projects/quotations simultaneously.

Preferred Experience Candidates with experience in commercial interiors, retail fit-outs, turnkey projects,



MEP/electrical works, contracting or construction estimation will be preferred. Experience in handling projects across multiple cities in India and familiarity with regional variations in material and labour rates will be an added advantage.
