About the Role

We are looking for an experienced Commercial Title Examiner with strong expertise in examining complex commercial real estate transactions.

The ideal candidate will bring hands-on experience in Full Search, county records research, tax records, chain of title, legal descriptions, liens, easements, plat examination, and complex multi-parcel transactions. Experience working across Texas counties is highly preferred.

This role requires a high degree of accuracy, sound judgment, and strong analytical capabilities to deliver clear, comprehensive, and high-quality title products while supporting First American’s standards for service excellence.

? Key Responsibilities: Title Examination

▪ Conduct detailed and comprehensive examinations of commercial property records, including deeds, easements, liens, general index records, tax records, plats, and related documents.

▪ Perform and analyze Full Searches with a minimum 30-year search standard.

▪ Review and validate chain of title, legal descriptions, surveys, conveyances, and other instruments to support accurate title commitments.

▪ Demonstrate strong knowledge of all types of legal descriptions and identify discrepancies or potential title concerns.

▪ Independently examine complex, multi-parcel, multi-site, and specialized commercial transactions.

▪ Identify and evaluate liens, encumbrances, easements, tax matters, ownership issues, and other title exceptions.

▪ Apply First American underwriting guidelines consistently to support quality, accuracy, and risk mitigation.

? Commercial & Specialty Expertise

▪ Support complex developments requiring ALTA/NSPS survey coordination, special endorsements, or unique risk analysis.

▪ Provide examination insights and guidance on high-complexity or unique title matters.

▪ Demonstrate a strong understanding of the needs of commercial clients,



attorneys, lenders, brokers, and internal stakeholders.

▪ Provide clear and timely communication regarding title findings, special requirements, exceptions, and potential issues.

▪ Anticipate client requirements and adapt examination efforts to unique or niche commercial property types.

▪ Uphold First American’s standards for professionalism, service excellence, quality, and customer-focused problem solving.

⭐ What We're Looking For

✓ 5+ years of Title Examination experience, preferably with significant exposure to commercial transactions.

✓ Solid hands-on experience with Full Search, with a minimum 30-year search standard.

✓ Texas county examination experience is highly preferred.

✓ Strong knowledge of county tax records, tax assessments, delinquent taxes, tax liens, and related property records.

✓ Experience handling complex commercial, multi-parcel, and multi-site properties.

✓ Strong knowledge of chain of title, deeds, easements, liens, plats, surveys, and legal descriptions.

✓ Strong understanding of real estate law, commercial title insurance, ALTA standards, and underwriting principles.

✓ Commercial real estate or legal experience is an added advantage.

✓ Experience with multi-state transactions is highly beneficial.

✓ Exceptional analytical, research, and problem-solving skills.

✓ High attention to detail with the ability to identify and resolve complex title issues.

✓ Strong written and verbal communication skills for effective collaboration with internal and external stakeholders.

✓ Ability to manage competing priorities while maintaining accuracy and quality in a fast-paced environment.

✓ Proficiency with title examination systems, county records platforms, and proprietary First American software.
