Chief Engineer – Facility & Maintenance

About the Role
Auramah Valley is looking for an experienced Chief Engineer – Facility & Maintenance to lead the overall engineering, facility management, maintenance, utilities, and technical operations across its Real Estate and Hospitality assets.
The role requires a hands-on and strategic engineering professional who can ensure that all buildings, infrastructure, MEP systems, utilities, equipment, and hospitality facilities are maintained to high standards of safety, reliability, efficiency, presentation, and guest/resident experience.
The Chief Engineer will be responsible for establishing strong preventive maintenance systems, managing engineering teams and vendors, controlling maintenance costs, ensuring statutory compliance, and supporting new projects, renovations, and property development.
Key Responsibilities1. Engineering & Facility Management
- Take overall responsibility for engineering and maintenance operations across Auramah Valley's real estate and hospitality properties.
- Ensure all buildings, common areas, guest facilities, residential facilities, offices, service areas, and infrastructure remain operational and well maintained.
- Establish and implement professional facility management and maintenance standards.
- Conduct regular inspections and identify potential technical, safety, and maintenance issues proactively.
2. MEP & Utility Management
Manage and monitor all major engineering systems, including:
- Electrical systems, HT/LT panels, transformers and DG sets
- HVAC and ventilation systems
- Plumbing, water supply and drainage systems
- STP/ETP and water treatment systems
- Fire-fighting and fire alarm systems
- Lifts/elevators and other vertical transportation systems
- Pumps, boilers, hot water systems and related equipment
- Building management and automation systems, wherever applicable
- Roads, external infrastructure, lighting and utility networks
- Hospitality equipment and engineering systems
3. Preventive & Breakdown Maintenance
- Develop and implement a comprehensive Preventive Maintenance Plan.
- Ensure scheduled maintenance of all critical equipment and infrastructure.
- Reduce equipment breakdowns and operational disruptions through proactive maintenance.
- Establish proper maintenance logs, checklists, service records and equipment history.
- Monitor breakdown response time and ensure timely closure of complaints.
4. Real Estate Engineering
- Support engineering requirements for residential developments, villas, common areas and other real estate assets.
- Coordinate with Projects, Contractors, Consultants and Management for technical matters.
- Review technical specifications, drawings, BOQs and engineering proposals where required.
- Monitor quality of engineering installations and ensure proper handover and documentation.
- Support defect identification and rectification during and after project completion.
5. Hospitality Engineering
- Ensure uninterrupted engineering support to hotels, resorts, restaurants, guest areas and other hospitality operations.
- Coordinate closely with Operations, Housekeeping, Front Office, F&B; and other departments.
- Ensure guest-facing facilities are maintained to the required hospitality standards.
- Plan engineering activities in a manner that minimizes disruption to guests and operations.
6. Projects, Renovation & Capex
- Provide technical leadership for renovation, expansion and new engineering projects.
- Review technical proposals and recommend appropriate engineering solutions.
- Coordinate with consultants, contractors and suppliers.
- Monitor project execution, quality, timelines and technical standards.
- Support preparation and evaluation of CAPEX requirements.
7. Energy & Cost Management
- Monitor electricity, water, fuel and other utility consumption.
- Identify opportunities for energy conservation and cost reduction.
- Implement energy-effective equipment and operating practices.
- Monitor maintenance budgets, AMC costs, spare parts and engineering expenses.
- Ensure optimum utilization of engineering resources without compromising quality or safety.
8. Safety, Statutory & Compliance
- Ensure compliance with applicable engineering, fire, electrical, environmental, building and safety requirements.
- Maintain all required licences, certificates, inspection reports and statutory records.
- Coordinate periodic inspections and testing of critical systems.
- Ensure engineering operations comply with company safety standards and SOPs.
- Immediately escalate critical safety or technical risks to Management.
9. Vendor & AMC Management
- Manage engineering vendors, contractors and service agencies.
- Evaluate vendor performance, service quality and response time.
- Ensure timely renewal and monitoring of AMCs.
- Review quotations and technical proposals and provide recommendations to Management.
- Maintain proper documentation of contracts, warranties and service records.
10. Team Leadership
- Lead, train and develop the Engineering & Maintenance team.
- Define responsibilities, KRAs, SOPs and performance standards.
- Prepare duty rosters and ensure adequate engineering coverage.
- Conduct regular team meetings, inspections and performance reviews.
- Build a culture of preventive maintenance, accountability and technical discipline.
11. Emergency & Crisis Management
- Lead engineering response during electrical failures, water supply issues, fire incidents,
equipment breakdowns and other technical emergencies.
- Establish emergency response procedures and contingency plans.
- Ensure critical equipment and backup systems remain operational.
- Conduct root-cause analysis for major breakdowns and implement corrective actions.
12. Reporting & Documentation
Prepare and submit regular reports covering:
- Preventive maintenance status
- Breakdown and downtime reports
- Utility consumption
- Energy-saving initiatives
- Engineering expenses
- AMC and vendor status
- Critical equipment condition
- Safety and statutory compliance
- CAPEX/project progress
- Pending engineering issues and corrective actions
Candidate ProfileEducation
- Bachelor's Degree / Diploma in Mechanical, Electrical, Civil or related Engineering discipline.
- Additional qualifications in Facility Management, Hotel Engineering or Energy Management will be an advantage.
Experience
- 12–18 years of relevant engineering / facility management experience, preferably with exposure to both Real Estate and Hospitality.
- Experience in a large residential township, luxury resort, hotel, integrated development, commercial property or similar complex facility will be preferred.
- Proven experience managing multidisciplinary engineering teams and multiple facilities.

Ideal Candidate The ideal candidate will be a technically strong, hands-on and professionally structured engineering leader who understands that Auramah Valley operates across both Real Estate and Hospitality.
The person should be capable of managing day-to-day engineering operations while also building systems for long-term asset protection, preventive maintenance, infrastructure reliability, energy efficiency, safety and premium property standards.
Pay: ₹60,000.00 - ₹75,000.00 per month
