Your purpose: As our Assistant Sales Manager, you are the strategic catalyst behind our sales performance, team execution, and high-value deal closures. You mentor and support Sales Executives, handle escalated prospective buyer negotiations, and optimize site visit conversions. By bridging front-line sales efforts with overarching sales strategy, you guide both your team and home-buyers through critical investment decisions.

1. Lead Generation & Pipeline Management
What it means:You optimize overall lead flow, drive multi-channel strategy, and support your team in turning inquiries into active pipeline opportunities. You monitor lead distribution, eliminate follow-up bottlenecks, and step in directly to re-engage high-value or dormant prospects.
Key focus areas:
- Oversee lead generation initiatives across site walk-ins, broker networks, customer referrals, and digital campaigns.
- Collaborate with the marketing team to track campaign effectiveness, refine lead quality, and ensure seamless distribution.
- Monitor team follow-up speeds to eliminate pipeline delays and maximize prospective buyer engagement.
- Identify dormant inquiries across team pipelines and drive targeted re-engagement strategies to revive pending deals.
2. High-Value Presentations & Deal Support What it means:The site visit is where prospective decisions are made. While supporting your team's walk-ins, you deliver master-level project presentations for key clients, resolve complex buyer concerns,
and enforce top-tier hospitality and sales standards across the floor.
Key focus areas:
- Lead high-impact property presentations and guided site tours for high-net-worth or escalated prospective buyers.
- Coach Sales Executives on pitching project USPs, unit configurations, financial plans, and lifestyle amenities effectively.
- Analyze complex client requirements—including custom budgets and purchase timelines—to present tailored layout solutions.
- Step in during site visits to address tough customer objections with confidence, empathy, and deep market knowledge.
3. Advanced Deal Closure & Managerial Support What it means:Closing sales requires strategic negotiation, clear communication, and supervisory oversight. You assist Sales Executives in guiding clients through the final conversion stages, structuring payment schedules, and ensuring full policy compliance.
Key focus areas:
- Partner with Sales Executives on high-stakes negotiations to convert qualified site visits into confirmed bookings.
- Structure customized payment plans and assist clients with complex booking formalities and documentation.
- Enforce complete transparency, corporate ethics, and compliance standards during all deal discussions.
- Oversee customer onboarding continuity to maintain high customer satisfaction levels throughout the sales cycle.

Strategic Channel Partner & Broker Leadership What it means:Channel partners and brokers are critical revenue multipliers. You build, expand, and manage high-yielding broker networks, lead partner engagement initiatives, and ensure ethical, productive relationships that bring quality site traffic.
Key focus areas:
- Build and maintain strong strategic relationships with key channel partners, real estate agencies, and local brokers.
- Keep the broker network updated on stock availability, project milestones, pricing, and active incentive schemes.
- Ensure all channel partner interactions adhere strictly to standard operating procedures and corporate codes of ethics.
- Support partner-driven client site tours to boost conversion rates on high-potential broker leads.
5. Performance Tracking, CRM & Market Intelligence What it means:Data-driven management ensures consistent revenue growth and team efficiency. You maintain oversight of the CRM pipeline, track team KPIs, enforce data accuracy, and gather competitive intelligence to support strategic leadership decisions.
Key focus areas:
- Audit CRM pipeline hygiene, ensuring accurate lead tracking, updated statuses, and zero lead leakage across the team.
- Track team performance against Key Performance Indicators (KPIs), such as conversion ratios, booking targets, and call volumes.
- Enforce meticulous logging of call remarks, follow-up timelines, and client profiles across your sales pod.
