JOB DESCRIPTION – LAND ACQUISITION & BUSINESS DEVELOPMENT MANAGER

Job Title: Land Acquisition & Business Development Manager
Department: Land Acquisition & Business Development
Location: Thrissur, Kerala
Employment Type: Full-Time

Reporting To: Senior Management / Managing Director

Job Summary

Navera Builders Pvt. Ltd. is looking for an experienced and result-oriented Land Acquisition & Business Development Manager to identify and secure suitable land opportunities for residential and commercial development.

The candidate will be responsible for identifying potential properties, conducting preliminary feasibility assessments, negotiating with landowners, coordinating legal and technical due diligence, developing strategic business opportunities, and supporting the company in expanding its project pipeline.

Key Responsibilities1. Land Identification & Acquisition

- Identify suitable land parcels for residential, commercial, and development projects.
- Build and maintain a strong network of landowners, brokers, agents, consultants, and local contacts.
- Source new land opportunities through direct contacts, market research, referrals, and property networks.
- Conduct preliminary evaluation of land location, size, accessibility, development potential, and market value.
- Prepare land acquisition proposals for management review.

2. Landowner & Stakeholder Management

- Establish and maintain professional relationships with landowners.
- Conduct meetings and negotiations regarding land purchase, joint ventures, development agreements, and other commercial arrangements.
- Understand landowner expectations and structure commercially viable proposals.
- Coordinate meetings between landowners and senior management.
- Maintain confidentiality of sensitive land and commercial information.

3. Land Due Diligence Coordination

- Coordinate with legal, technical, survey, finance, and project teams for land evaluation.
- Assist in verifying title documents, ownership details, encumbrances, access, boundaries, and other relevant property information.
- Coordinate with legal consultants for title verification and documentation.
- Coordinate preliminary technical feasibility studies.




- Identify potential risks before presenting properties for acquisition.

4. Market Research & Feasibility

- Research land prices, development trends, competing projects, and market demand.
- Analyze location potential and future growth opportunities.
- Conduct preliminary financial and commercial feasibility assessments.
- Evaluate potential project opportunities based on land cost, development potential, expected revenue, and market conditions.
- Prepare reports and presentations for senior management.

5. Business Development

- Identify new business opportunities aligned with the company's growth strategy.
- Develop relationships with investors, landowners, channel partners, consultants, corporates, and other potential business partners.
- Explore joint ventures, development partnerships, landowner associations, and strategic collaborations.
- Generate and maintain a pipeline of potential projects and business opportunities.
- Support management in developing current markets and project opportunities.

6. Negotiation & Deal Closure

- Lead commercial negotiations with landowners and other stakeholders.
- Negotiate land prices, payment terms, development arrangements, and partnership structures.
- Coordinate preparation of term sheets, MoUs, agreements, and other transaction documents with the legal team.
- Track negotiations from initial discussion through closure.
- Ensure commercial terms are aligned with management-approved requirements.

7. Documentation & Reporting

- Maintain a database of available land parcels and potential development opportunities.
- Maintain records of landowners, brokers, proposals, negotiations, and project status.
- Prepare weekly and monthly acquisition reports.
- Track the status of each land opportunity from sourcing to closure.
- Present acquisition proposals and business development updates to senior management.





Required Qualifications

- Bachelor's degree in Business Administration, Real Estate, Civil Engineering, Commerce, Management, or a related field.
- MBA / Real Estate Management / relevant professional qualification will be an advantage.
- 5–10 years of relevant experience in Land Acquisition, Real Estate, Business Development, Property Development, or Construction.

- Strong knowledge of the real estate and property market.
- Excellent landowner and stakeholder relationship-management skills.
- Strong negotiation and communication abilities.
- Good understanding of land documentation and property transactions.
- Strong market research and analytical skills.
- Commercial and financial understanding.
- Excellent networking and lead-generation abilities.
- Strong follow-up and deal-closure skills.
- Proficiency in MS Office, Excel, and reporting tools.
- Ability to travel locally for property visits and meetings.

Preferred Experience

Experience in residential development, high-rise projects, plotted developments, commercial projects, joint ventures, or landowner development agreements will be preferred.

- Number of qualified land opportunities identified.
- Number of viable land proposals submitted.
- Successful land acquisition / development agreements completed.
- Acquisition cost and commercial terms achieved within approved parameters.
- New business opportunities generated.
- Landowner and stakeholder network development.
- Conversion rate from leads to qualified opportunities.
- Timely completion of acquisition processes.
- Quality and accuracy of feasibility and acquisition reports.

Candidate Profile

The ideal candidate should be well-connected, commercially minded, confident, persuasive, and highly proactive, with strong knowledge of the local property market and the ability to build relationships, identify opportunities, negotiate effectively, and convert land and business opportunities into viable projects.

Salary: As per experience and industry standards
Location: Thrissur, Kerala
Employment Type: Full-Time

Pay: ₹40,000.00 - ₹80,000.00 per month

Work Location: In person
